Hello,

A brief overview of our situation (for those who don’t know from the other threads):

We already own the plot of land. It is not located in a new development area.
The road adjacent to the property is expected to be built in 2020. I will probably be able to find out the road construction costs from the local authorities in March.

We are planning to build a house on the plot. A zoning plan is in place.

Currently, we are still roughly estimating the costs.
These consist of:
Proportionate costs for the road (to be provided by the local authorities)
House construction costs (I can estimate these with home builders/architects)
Connection costs for water/sewage/electricity/telephone

Where exactly can I obtain information about the costs for the last part?
Is it already possible to find out these costs even though the plot is not yet connected to a road?

The plot in question is the one highlighted and circled in purple.
The yellow road to the north of it does not exist yet but is planned for 2020, as mentioned. The red house within the purple circle does not exist yet either; it was only marked in the zoning plan.

Thanks in advance

Regards
Specki

Site plan: yellow highlighted roadway, green areas, blue lines, red building in the circle.

Telekom is standardly 799 €, electricity costs can partly be found on the supplier’s website, but like water/sewage, they depend on the length of the service line. Since you don’t yet know where your utility room will be located, all figures are only estimates.

Information on water/sewage is available from the local authority.

Costs depend not only on the length of the lines but also, for example, on the connection capacity.
According to the provider's quote for water/electricity/gas, it is around 10,000€ (about 10,900 USD) in our case. The final bill has not arrived yet. We did all the underground work ourselves to speed things up. This should be added on top of the quoted costs.
Cable connection is just under 1,000€ (about 1,090 USD), and telecom 799€ (about 870 USD).
It is better to include some buffer...

Thanks in advance!

So, if I budget around 15,000 to 20,000, I should be on the safe side, based on how it sounds.

We have significantly increased connection lines and fairly long distances. Perhaps others will still share their costs. But with 15,000–20,000 (15k–20k), you should be well within range.

They were roughly around a thousand per utility. Sometimes less, sometimes more. But approximately.

Only from the street to the house.

The wastewater connection in the new development street was 6000€ per property. If you have to pay for the utilities in the street, it gets expensive.
