Hello everyone,

I rent the ground floor of a detached house with my company, and there is another tenant living in the attic. The entire ground floor is tiled, but a wooden floor or laminate would be great. There is underfloor heating that is currently being renewed, old roller shutters that need replacing, and the interior doors, light switches, and handles also need to be updated. The textured wallpaper probably needs to be removed, outlets could potentially be rewired, network cables might also be installed flush with the walls, and the fluorescent tubes should be replaced with nice, adjustable LED panel lights.

I could look for a separate company to handle each individual task and manage the scheduling and coordination between different trades where necessary. But honestly, I would prefer if there was ONE company that could advise me on everything and then arrange the individual jobs in the correct order (for example, whether to do the floor before the walls or vice versa). The problem is, I have no idea what kind of company I should be looking for. I don’t need anything fancy—I just want someone who can coordinate and knows which companies are reliable for each job.

Are there companies that offer this kind of service, where if they don’t do the work themselves, they find and involve specialists who do? So that I have a single point of contact if I have questions or if something doesn’t work out as planned?

Sure, such companies do exist. The company we used for our house called this service "electrical installations and drywall." Depending on the location, I could provide a contact for someone working between Cologne and Frankfurt.

You mentioned that you are a tenant. Have you discussed this with your landlord to see if they agree? What you plan to do goes beyond simple renovation (e.g., roller shutters, installing new electrical outlets, interior doors) and, in my opinion, requires their approval.

Ideally, your landlord would be involved in this project since it increases the value of the apartment.

Alternatively, you can hire a company to coordinate the entire construction site.

Yes, they are on board. And I would like to manage it myself since I plan to stay for a long time, so it will be done the way I like it, not just how a landlord might want it done cheaply or according to their taste.

Phew, I would think carefully about that. Overall, this won’t be an inexpensive project. Do you have any tenant protection or similar clauses in your lease? Otherwise, you could end up investing a lot of money now, and the landlord might terminate your lease next year. And yes, that can happen even if you get along really well at the moment.

As a landlord, I also wouldn’t want my tenant to carry out any work at their own risk because I wouldn’t have any control over the quality or be able to inspect it.
