ᐅ How should this soil report be evaluated?

Hello everyone.

While browsing the website of the municipality where we plan to buy our plot, I came across a document containing a soil report.

Unfortunately, I have no idea what it means...

I only noticed that a borehole (B3!) is located right next to our property.

Could someone please take a look at the report and share their thoughts?

I have attached a screenshot of the file. I’m also including the full PDF in case anyone wants to study it in detail.

I just noticed that PDFs are not allowed.

If you search for "Knolls Wiesen" on Google and click on the first link, the document you’re looking for is the sixth one from the top (Water Management Preliminary Planning).

Have you read the PDF as well? You can skim over the technical jargon, but the conclusion is that you have a very impermeable soil with a high groundwater level, so infiltration is hardly possible.

That’s not necessarily a problem in itself, but I wouldn’t build a basement there. I’m generally not a fan of basements, and this one would require a waterproof concrete shell (a “white tank” structure).
That adds a significant extra cost.
And you would need to keep pumping out water from the excavation throughout the entire construction period...

It’s a pity that the borehole profiles only went down to 1.5 meters (5 feet). I suspect you will need soil replacement or at least soil compaction even without a basement, because building on clay is not ideal either.

Hm? The ground is actually suitable for building without a basement. Of course, rainwater needs to be drained into a rainwater drainage system. Then it’s not a problem at all. Just pipe it into the sewer next door, and that's it.

A basement is not planned.

And this is exactly about the soil replacement. I am not sure if building on clay and fine sand is suitable. We will probably have to budget a few thousand euros extra just to be safe and postpone the garage for now...
