ᐅ How should this soil report be evaluated?

Hello everyone.

While browsing the website of the municipality where we plan to buy our plot, I came across a document containing a soil report.

Unfortunately, I have no idea what it means...

I only noticed that a borehole (B3!) is located right next to our property.

Could someone please take a look at the report and share their thoughts?

I have attached a screenshot of the file. I’m also including the full PDF in case anyone wants to study it in detail.

I just noticed that this isn’t fine sand at all, but medium sand.

I’m curious to see what our construction company will say.

Hello,

the report can only be used by your construction company as a rough guideline.
You will need to commission a dedicated survey for your property that includes a specific foundation recommendation for your project.
Only then will you be able to learn about the exact additional costs that may arise.

Don’t let it stress you out. We have been able to build on similar soil without any exchange. In fact, every house on this street has been built that way.

The shell structures standing there were all built without soil replacement as well. A few days ago, I spoke with a homeowner there.

A construction company doesn’t need to stress too much if something goes wrong after the warranty period has expired. Without any negative assumptions, there is also the possibility that simple strip foundations were dug down to the sand, which somehow still hold up.

Don’t worry about it for now.

The foundation recommendation is just one interpretation of the borehole results, so why drill again? If the construction company has an engineer who can derive a suitable foundation from the existing borehole data, you don’t need to drill again. That’s exactly what standards are for—they specify which soil types have which parameters and what kind of foundation should be planned. However, every construction company handles this differently. In our case, nobody wanted to consider the geotechnical report from the residential area development; a separate report had to be commissioned... Rock was already found at 0.5–1 meter (1.6–3.3 feet) depth, so that’s understandable.
