Hello dear forum community 🙂

I have been reading along for a while, but we are no longer planning to build a complete single-family house. Instead, we have purchased an existing property.
It is clearly too small, so we want to extend it.
The plan is to add about 50 sqm (540 sq ft) of new living space, plus a kind of transition area between the old and new parts.
Since the former vestibule was built illegally by the previous owners, we will demolish it and move the main entrance into the extension, or rather the transition area.
Additionally, we plan some alterations inside the existing building. For example, we want to convert the kitchen into a room. The heating system is currently there, so it will need to be relocated to a utility room in the extension.
The extension will include an open kitchen, dining, and living area, as well as a workspace (for sewing), a small shower bathroom, and the utility room.
We already have an architect, but the process has been a bit bumpy...
So we tried planning the layout ourselves, and this is the result:
(very amateurish, hand-drawn, and not entirely to scale 😉 )

North is to the left, where there is a tall, dense thuja hedge. The street runs along the bottom, and to the right is our garden.

We want to build the extension using timber frame construction with a mono-pitched roof.
Our budget is a maximum of 100,000€.
Do you think this is feasible?
And do you have any suggestions or points of criticism regarding the floor plan?
The windows and terrace doors shown are just examples—do you have ideas about the best placement for them?

So, I tried to illustrate the current situation and sketched the planned extension.
The existing building was originally a summer cabin and was gradually expanded by the previous owner. Much of it is self-built, which makes remodeling challenging.
Originally, an additional floor was planned, but this would be very complex or even unfeasible due to structural requirements.
Hence the extension. The beautifully matured and carefully landscaped garden is mainly in front of the house and is quite visible from the side where the extension is planned. The extension would also provide us with some additional privacy.
We have considered what we believe is a fairly good layout for the existing structure that does not significantly affect the load-bearing walls and hopefully can be implemented. This area would accommodate the children's rooms and our bedroom.
There is also a bathroom there, but it is very small and in need of modernization, so we need an additional one.
My current kitchen is about 2.70 x 3.50 meters (9 x 11.5 feet) in a U-shape as a separate room and is actually quite perfect in size, so you are right, it could become tight...

I would like the kitchen and living area to face the garden since the children basically spend their time there on warm days, which is why we are considering placing these in the extension.

The kitchen is not suitable as a family kitchen.

The living area is only about 3 meters (10 feet) wide.

And what is the future layout planned for the existing building? What are your plans for the conservatory? How will all the rooms in the existing building be accessed?

It’s always difficult when all the information comes in bit by bit. Once you have everything, it’s best to combine it all into ONE post, ideally with all floor plans, site plans, etc., oriented consistently.

It's not that easy since we have hardly any documents, and my drawings are a bit amateurish 😉

Basically, I would aim to separate the "private" and "public" areas: so all bedrooms, bathroom, dressing room, and storage in one building, and the living room, kitchen, dining area, small guest toilet, and possibly a small storage room in the other.

The existing building is about 80 sqm (860 sq ft), and the extension will be around 54 sqm (580 sq ft). I assume these are all exterior dimensions, so the actual internal space will be less due to wall thickness.

Now, I would basically consider: Do you need an office? Guest room? Combined office/guest room? I would place that in the "public" part. Two children's rooms? Or is more children planned? Or should there be one large room for both? Where is the building services area? Is there a basement?

I would establish these points as a basic starting plan.

Is the extension as currently planned your final choice, or do you already have a building permit / planning permission? So, can the "external shell" still be changed if needed? (If so, I would, for example, avoid making a very narrow entrance hallway and instead allocate a bit more space there than just enough to open the door.)

Hello @Climbee,

this is roughly how we imagined it as well: bedrooms in the existing building and "living and working" in the extension.

Our architect has submitted a preliminary building inquiry, and the construction of an extension was positively received.
So, essentially, everything is still possible 🙂
