I have an important question for you.
We have the opportunity to buy a plot of land at a good price.
However, this plot is very narrow.
At the front, the plot is about 16 meters (52 feet) wide.
In this case, a building setback of 3 meters (10 feet) must be maintained on the sides.
Does this setback apply only to the main house, or am I allowed to build a garage or a carport within this distance as well? Or is that not permitted?

Thanks for the quick response. I just thought there were no nationwide differences, but I guess I was mistaken.
Normally, the building setback is only 2.5 meters (8 feet), but for this plot, it's already 3 meters (10 feet)!

Generally, the required setback from the property boundary parallel to the neighbor’s lot is 3.00 meters (10 feet). This distance can, under certain circumstances, be reduced with the neighbor’s consent (registered as a building encumbrance), if the neighbor agrees to maintain a correspondingly larger setback.
There might also be the possibility to build directly on the boundary, but the neighbor must agree to this as well. In this case, both the registration of a building encumbrance and approval from the local building authority/planning department are required.
In both cases, you should consult with the local building authority beforehand.
Outbuildings (garages, carports, sheds, etc.) are usually allowed to be built up to the boundary line with a maximum height of 3.00 meters (10 feet). However, the permitted size (length along the boundary, built-up area, etc.) varies depending on the federal state and its respective building regulations.
Therefore, it is essential to check with the local building authority, as I do not know in which federal state you live or plan to build.

Since the plot is very narrow at the front and the building authority requires a certain width for the house, which is not a problem, we would not be able to decide on a garage later that we want to build on our own afterwards.
We live in Dresden, in Saxony. The setback distance is 3m (10 feet).
If this distance can be reduced for a garage, provided the height does not exceed 3m (10 feet), it should not be an issue.
Nevertheless, I will check again beforehand.
