ᐅ Undercutting the side building line setback of 3 meters? Garage / Carport

Hello,

I have an important question for you.
We have the opportunity to buy a plot of land at a good price.
However, this plot is very narrow.

At the front, the plot is about 16 meters (52 feet) wide.

In this case, a building setback of 3 meters (10 feet) must be maintained on the sides.

Does this setback apply only to the main house, or am I allowed to build a garage or a carport within this distance as well? Or is that not permitted?

It is indeed stated in the Saxony State Building Code.

In the setback areas of a building, as well as without separate setback areas, structures are allowed even if they are not attached to the property boundary or the building itself:

1. Garages including storage rooms and buildings without habitable rooms or fireplaces, with an average wall height up to 3 m (10 feet) and a total length per property boundary of 9 m (30 feet);
