Hi everyone,

I am still quite new to this (book is on the way) and planning a timber frame house. The plot is being considered.

For now, I only want to order a shell construction.
The house has the following key details:
- 12 by 8 meters (39 by 26 feet)
- Basement is livable
- Timber frame
- 1.5 stories, meaning ground floor plus upper floor

Since my budget will increase in 1.5 to 2 years, I want to order the shell construction now and complete the remaining trades later. For this first phase of building, I have $320,000 available.

Questions:
1. Which timber house suppliers specialize in shell construction?
2. Which trades (interior finishing, electrical, heating, etc.) can be included within $320,000, and which should I prioritize during the shell construction phase?

I look forward to all helpful ideas, experiences, and tips.

What remains of the 320K after the shell construction without all the other trades?

My solid wood shell construction of an approximately 140m² (1507 sq ft) semi-detached house (including roof tiles, foil in front of window openings, without foundation slab, earthworks, etc.) only cost about 120K :-). In addition, earthworks plus foundation slab cost around 40K.

What you can do yourself (this list is not exhaustive):

• Complete flooring starting from the screed (joist framework, insulation, floor covering such as wood, laminate, vinyl, tiles, carpet)
• Neatly lay electrical wiring in empty conduits if you coordinate first with the electrician. Best to plan it suitable for a smart home setup
• Attic insulation
• Wallpapering and painting
• Exterior landscaping (garden and landscaping work)
• Tiling in the bathroom

If you want to do a lot yourself, you must have plenty of time. And many friends or a big family who can at least occasionally help. Many tasks cannot be done alone, and eventually doing it solo also stops being fun. A book alone is not enough for information. Some craftsmanship skills should be your foundation.

In the future, I would not install any hydronic heating anymore. Back then we weren’t brave enough and had little planning time. Huge photovoltaic system on the roof, garage, bikeport wherever possible, Quooker in the kitchen, under-sink water heaters in the bathroom. Infrared heating plus possibly a cozy wood stove/fireplace for warmth. The heating demand in new builds is extremely low.

Gellenbeck from Münster, but that probably won’t help you. Neither the interest rates nor the construction costs are the same as back then. We also had personal connections with our site manager and did (a lot) of the work ourselves. But it doesn’t hurt to ask—I’m still very happy in my home.

I’ll be in the sun for five weeks soon, and if it rains and I feel like it, I’m happy to provide more detailed answers to any questions.
