Hello everyone.

The bad luck with our house project just doesn’t stop.
Today, after 3 months, we finally received the notice for a hearing from the building authority.
The house exceeds the rear building line by nearly 2 meters (6.5 feet).
Unfortunately, the woman at the office won’t be back until Thursday.
What options do we have now?
Is it possible to simply move the house forward, or does everything need to be reapplied for?
We are getting married on Thursday, and this really hits us hard.

Best regards

Yes, you can submit a building inquiry.

We have a homeowner consultation twice a week at the building authority.

Something like this is a great thing.

The very first contact back then with the planner, when we introduced ourselves by email with the project, was that she asked whether this was a zoning plan area and what the site occupancy index was.
However, I had already written that it was not a zoning plan area and that it follows the neighborhood.
So, I wrote that again.
Then she asked whether we were even allowed to build a townhouse or villa there.
That actually says a lot, doesn’t it?
She wants to shift her responsibilities onto me and doesn’t really listen or read carefully.
That makes you feel well looked after right from the start...

Is it allowed to visit the building authority for consultation before submitting the building permit application?
Yes, they usually like to answer specific questions because it makes their work easier if prospective builders don’t submit hopeless applications. However, it is not their job to pre-approve ideas.

I think it would be best if the municipalities where the development is located provided planners to builders for a fee. Then you would know everything will be built according to the regulations.
I think it’s enough just to recognize the people from villages that have only one hairdresser’s shop.

Even though I understand your frustration, I would stay calm for now since you don’t have the building permit / planning permission yet. From what I know about authorities, they stop checking after the first mistake, and when the revised version is submitted, they start over and find other issues.

That is actually correct. The building authority checks whether the project can be approved (which is no longer possible in case of the initial – major – errors) and is not responsible for quality control of the submissions made by the authorized parties.

Yesterday, the building permit / planning permission finally arrived!
