ᐅ Shell construction completed – costs for interior finishing?

Hello professionals 😉

After a lot of hard work and effort, we have now completed the shell of the building. So far, we have spent €120,000 (two floors; dimensions 15 x 6 m (49 x 20 feet)) including the roof and windows – our total budget is around €200,000 (it will be tight, I know).

As a self-builder, it’s always difficult to plan and estimate costs accurately. That’s why I have the following question: what other cost items should I expect? I will simply list what I have in mind right now, including my estimated costs, and I hope you can correct or add to them :-)

  • Plastering; we have a quote of €10,000 for interior and exterior
  • Screed; quote of €4,000 available
  • Floor coverings including tiles for the bathrooms estimated at €12,000
  • Doors and frames (six units plus two custom sizes) estimated at €2,500
  • Kitchen; approx. €5,000
  • Electrical materials only; father-in-law will do the rest €2,500
  • Bathroom and kitchen fixtures, ceramics, etc. €5,000
  • Drywall ceiling covering (120 m² (1,292 sq ft)) €1,000
  • Interior and exterior paint €1,000
  • Stairs (2 x steel stringers and wooden steps) €4,000

When I add this up, I get just under €50,000 for the interior finishing. That seems quite low to me. What am I missing, and where are my price estimates too low?

Of course it still does. You just have to accept some compromises.
Our current kitchen was on sale about 5 years ago at a furniture discount store for around 2000€ (including oven, ceramic cooktop, and dishwasher—all no-name brands—and assembly). Naturally, it doesn’t include soft-close doors, a corner carousel, pull-out trash bins, or similar features. We still like it today.

Since the kitchen is still in very good condition, we wanted to bring it with us to the new house first.
Up until now, we only had a built-in cupboard for storage, and since the chimney in the corner will also be removed, we wanted to add a tall cabinet and a corner carousel to the kitchen, as well as replace the countertop and the top and bottom finishing trims.
That would cost us about the same as the entire kitchen including appliances. 🙁

But even then, we would still be under 5000€.

So there are still miracles happening :-) ! The idea is not without merit, and I do like it when the drawers close softly... 😎!

The heating system is already included, and we have an offer for 18,000€ presented :-)

Regarding the kitchen; sure, it’s possible with 5,000€ (about 5,500 USD) – they’re not really into cooking anyway and are happy with white lacquered fronts :-)
