Hello,
can you tell me approximately how much a basement (constructed as a waterproof concrete shell) including excavation work might cost?
The basement will be a purely functional cellar, with a flat floor, fully underground, and about 10 x 10 meters (33 x 33 feet) in size. Are there any rough price guidelines?
Best regards,
Sabine

In my opinion, skipping the basement doesn’t really make sense. You might save around 50,000 euros at first, but then you need a room above ground for the heating system (about 12 m² (130 sq ft)) and at least one large storage room. That quickly adds up to about 40,000 euros more for the bigger house. We wouldn’t be able to store our belongings properly without a basement, so having one is simply necessary.
Best regards,
SabineWe calculated this precisely, and the combination of a large utility room + a utility room on the second floor + attic as usable space is significantly more cost-effective. For us, about 65%.
For our 11x9 meter (36x30 feet) building, the waterproof concrete foundation including earthworks costs about 40,000 euros. We have gravel available, and the leftover material can be collected free of charge from the local gravel company. However, not much will remain since we will use the gravel as a base layer (frost protection) for the driveway and garage.
The space offered by a basement is hardly achievable above ground. For a relatively small house like ours, we needed a basement to accommodate a large office and utility room. Personally, I also prefer not to have all the technical equipment upstairs.

No, very recent. I just double-checked... it is exactly €44,500.

That should be roughly around 55,000 EUR including backfilling, assuming the excavated soil can be reused.
