ᐅ Prefab House Construction – Who Prepares the Plan for the Groundworks?

Hello everyone,
I’m new here and looking forward to getting to know some of you 🙂
We are planning to have a turnkey prefabricated house built by a supplier, while the foundation slab will be contracted out to a company specializing in basement construction.
This basement company needs to receive a plan for the groundworks, right?!
So, a plan that shows exactly where on the plot the house will be located, at what height relative to the plot it needs to be set, that soil from the back of the plot will be moved forward for leveling, the foundation slab of the garage has to be placed here or there. Things like that.
Who prepares such a plan? The prefabricated house company?

hampshire16 Nov 2021 16:22Our civil engineer planned and carried out the work based on the architect’s and structural engineer’s drawings. The transitions from the concrete slab to the timber construction were coordinated between the civil engineer and the carpenter. I only ensured communication between them. All companies are local and familiar with each other, and they enjoy working together (this was a criterion in our selection).

Many prefab house manufacturers have their preferred slab or basement contractors they work with. I would always have this service handled through the house company because of the warranty.

If I understand correctly, you are building a prefab house with a basement and also need a slab for a garage?
May I ask which federal state or region you are in? Just out of curiosity.

Your avatar shows a woman in a wheelchair – how does that fit with a plot that needs leveling? (Hillsides rarely have a gentle enough slope for ramps) I like the idea of a timber frame house.
As for the plot, it is what it is. That’s why we need to move some soil from the back to the front. The height difference is only 1.8 m (6 feet) over 24 m (79 feet) anyway.

May I ask in which state or region you are? Just out of interest. Hi Pinkiponk. That has been the view from various sources so far 🙂
Of course, there are interface issues, but it certainly doesn’t hurt to get additional quotes for certain trades. That doesn’t mean one (I) necessarily has to do it that way. That’s why it’s good to hear different opinions in the forum 🙂
The house is without a basement. There is a foundation slab for the house and a foundation slab for the garage.

Who submitted the building permit/planning application? The site plan is mandatory for that. Please share it here, then we can take a look to see if it actually works. Hi Hanghaus2000. There isn’t one yet. We’re still in the preliminary research phase :-)
