ᐅ Prefab House Construction – Who Prepares the Plan for the Groundworks?

hellobommHello everyone,
I’m new here and looking forward to getting to know some of you 🙂
We are planning to have a turnkey prefabricated house built by a supplier, while the foundation slab will be contracted out to a company specializing in basement construction.
This basement company needs to receive a plan for the groundworks, right?!
So, a plan that shows exactly where on the plot the house will be located, at what height relative to the plot it needs to be set, that soil from the back of the plot will be moved forward for leveling, the foundation slab of the garage has to be placed here or there. Things like that.
Who prepares such a plan? The prefabricated house company?
Thanks in advance and best regards,
Alex

Who prepares such a plan? The prefab house company? Yes. Either you purchase the foundation slab through the house company, which means everything is coordinated seamlessly. This is the best option.
Or you act as the general contractor for the foundation slab yourselves, in which case this service (creating plans by external parties) is likely an additional service from the house company that they will charge you for.
Many prefab house manufacturers have preferred foundation slab or basement providers they work with. I would always have this service handled by the house company to ensure warranty coverage.

Who submitted the building permit / planning application? The site plan is mandatory for that. Please upload it here, then we can take a look to see if it actually works that way.

I would (to quote the Bavarians) "never ever" release a house provider from the responsibility to ensure that the house and its foundation slab fit together perfectly. Why, then, choose a "prefabricated" house at all?

Soil from the back of the plot will be pushed forward to level the ground, Your avatar shows a woman in a wheelchair – how does that match with a plot that needs leveling? (Sloping plots rarely have a gentle enough ramp gradient.)
