ᐅ Prefabricated House Construction – Ingolstadt Area

Hello dear members,
So, we have decided that we want to have a house built for ourselves.
I am not very experienced in this area, so I want to use this thread from start to finish to make the whole process a bit easier for myself.
For now, we know how the house should be designed, meaning I have sketched something out for us. The dimensions are based on the size of our bedroom, and I have taken into account our needs for both now and the future. We do not yet own the plot of land.

Therefore, I am looking for companies that build prefabricated houses at the stage of turnkey completion.
So far, I have only looked at Massa Haus and Okal Haus. Both belong to one construction company; the difference is that with Massa Haus, I would have to do the tiling, bathroom, toilet, floors, and painting of the walls myself. I’m not really happy with that. And having only one company is not enough.

On Sunday, we are going to Poing. I hope to find several prefab house providers there.

My appointment with Okal Haus is only on Wednesday.
Does anyone have experience with Okal Haus?

At the moment, I am also occupied with questions about heating — what type, which system, etc.

It should be a finger house with low energy consumption and, therefore, low energy costs. Naturally, the construction method and the energy consumption should be balanced. I don’t want to spend $100,000 on heating and an exponential amount on construction; that doesn’t make sense to me.

I am personally considering photovoltaic systems with direct feed-in to the grid, combined with a ground-source heat pump.

I would be happy to receive your comments and replies.

I usually say that prefabricated house manufacturers can also be considered general contractors, but for a shell house brand, this would only apply if you can upgrade it to a prefabricated home – however, it seems to me that there are other “responsible” brands within the group for that (?), otherwise, in my opinion, it would be more like a “shell construction general contractor.”

no offense ... buying a house?! Even having one built without ending up in a disaster requires either enough money to pay someone very well to take on the role of the main contractor or it absolutely requires your own commitment to engage with the topic, understand the terminology, make many decisions, and know exactly what the general contractor is responsible for and what is not. Signing a contract in 10 minutes and later realizing that neither the plot of land nor the foundation slab are included is a recipe for problems.

I am slowly starting to understand where some of the seemingly strange questions from service providers come from.

Yes, it is the issue, or what exactly does he want to build his prefabricated house on???
He is looking for houses from a cheap provider, doesn’t check who the regional general contractors are, and I bet he will be shocked by the house prices in Poing...

(Apart from the fact that it’s simply presumptuous to assume someone has no money just because they obviously haven’t researched the topic. And no, Okal Haus is not a low-cost supplier. If you want to be so clever, you should know that.)

Taking a step-by-step approach can sometimes be quite sensible. Although the original poster appears inexperienced here, they have not yet considered whether it will be a new house, an apartment, an existing property, or just renting in the future.

I also wouldn’t go to a Ferrari dealer if the budget only allows for a Kia...
