Hello dear members,
So, we have decided that we want to have a house built for ourselves.
I am not very experienced in this area, so I want to use this thread from start to finish to make the whole process a bit easier for myself.
For now, we know how the house should be designed, meaning I have sketched something out for us. The dimensions are based on the size of our bedroom, and I have taken into account our needs for both now and the future. We do not yet own the plot of land.

Therefore, I am looking for companies that build prefabricated houses at the stage of turnkey completion.
So far, I have only looked at Massa Haus and Okal Haus. Both belong to one construction company; the difference is that with Massa Haus, I would have to do the tiling, bathroom, toilet, floors, and painting of the walls myself. I’m not really happy with that. And having only one company is not enough.

On Sunday, we are going to Poing. I hope to find several prefab house providers there.

My appointment with Okal Haus is only on Wednesday.
Does anyone have experience with Okal Haus?

At the moment, I am also occupied with questions about heating — what type, which system, etc.

It should be a finger house with low energy consumption and, therefore, low energy costs. Naturally, the construction method and the energy consumption should be balanced. I don’t want to spend $100,000 on heating and an exponential amount on construction; that doesn’t make sense to me.

I am personally considering photovoltaic systems with direct feed-in to the grid, combined with a ground-source heat pump.

I would be happy to receive your comments and replies.
I’m sure it will all help me.

Best regards

OK, you’re right, I made a mistake. The total should be 160-180 sqm (square meters). Sorry, my bad... so 80-90 sqm (square meters) per floor, approximately 100 sqm (square meters) built-up ground floor area (+- 9x10 m (meters) or something like that). Plus a garage of about 40 sqm (square meters) and a terrace of roughly 15 sqm (square meters).

Since I now understand what floor area ratio and plot ratio mean, I’ve also found a plot... what do you think about 389 sqm (square meters)? According to my calculations, it could work.
Plot ratio = 0.4 and floor space ratio = 0.8, and I’m allowed to build 2 full floors, ground floor + upper floor (both counted as full floors according to BayBO).

In terms of size, it could fit and regarding the costs... I have already asked three people if it would be possible within 300K, and the answers were “YES,” but excluding landscaping.

With some people here, you can really feel their eagerness when they act like know-it-alls just to smugly show how naive everyone else is.

Really sad

Yes, that’s true, but I knew what I was getting into.
It’s always like that. But oh well, 1 or 2 people here have made some useful contributions to the topic. And those were

I’ll just keep going; arguing isn’t worth it with such know-it-alls. Especially when you know you don’t know much.

How can you have a budget for the house if you don’t even own the land yet and don’t know how much that will cost?
I’m afraid you are mixing up the terms a bit: A developer sells you a house including the land. Advantage: you don’t have to take care of the construction yourself; it’s basically an all-inclusive product. Disadvantage: you have little control and limited say in the process. Making changes can be expensive. Also, you have to pay transfer tax (property acquisition tax / stamp duty) on the full price, not just the land.
In contrast, there is the general contractor who builds a house on your already purchased land.

Where the KMH example was mentioned, I immediately took a look – so, to help set expectations, here is their current offer for a semi-detached house in Ingolstadt with 151 m² (1625 sq ft) of living and usable space on a 265 m² (2852 sq ft) plot:

Semi-detached house 85055 Ingolstadt, Unterhaunstädter Weg approx. 265 m² (2852 sq ft) approx. 151 m² (1625 sq ft) €590,000.00

I recommend the original poster use the long weekend to thoroughly browse the threads here in the forum, as there are still plenty of unrealistic ideas floating around.
