ᐅ Prefabricated House Construction – Ingolstadt Area

Hello dear members,
So, we have decided that we want to have a house built for ourselves.
I am not very experienced in this area, so I want to use this thread from start to finish to make the whole process a bit easier for myself.
For now, we know how the house should be designed, meaning I have sketched something out for us. The dimensions are based on the size of our bedroom, and I have taken into account our needs for both now and the future. We do not yet own the plot of land.

Therefore, I am looking for companies that build prefabricated houses at the stage of turnkey completion.
So far, I have only looked at Massa Haus and Okal Haus. Both belong to one construction company; the difference is that with Massa Haus, I would have to do the tiling, bathroom, toilet, floors, and painting of the walls myself. I’m not really happy with that. And having only one company is not enough.

On Sunday, we are going to Poing. I hope to find several prefab house providers there.

My appointment with Okal Haus is only on Wednesday.
Does anyone have experience with Okal Haus?

At the moment, I am also occupied with questions about heating — what type, which system, etc.

It should be a finger house with low energy consumption and, therefore, low energy costs. Naturally, the construction method and the energy consumption should be balanced. I don’t want to spend $100,000 on heating and an exponential amount on construction; that doesn’t make sense to me.

I am personally considering photovoltaic systems with direct feed-in to the grid, combined with a ground-source heat pump.

Are you the sister of Einradbrot? A house for 300k with a granny flat and over 200m2 (2,150 sq ft)? Equipped with geothermal heating and so on. Without doing a single bit of work yourself.

It's the year 2020, not 1945... Good morning.

A realistic budget for a house is 600k and at least 250k for the land. So a total of about 850k.

With your budget, you are looking at a new 3-room apartment outside the city, definitely not a detached house.

Assume a basic construction cost of 2000 euros per m2 (square meter).

You’re looking at 180-240 m2 (1940-2580 sq ft) = 360,000-480,000 euros without a garage or landscaping.

Garage 6x6 meters (20x20 ft) approximately 40,000 euros.

Landscaping, paving, fence, some soil around 30,000 euros.

Even if you estimate 1800 euros per m2 (166 sq ft), it will be expensive since you can’t do anything yourself.

Ingolstadt land prices start at 300 euros per m2 (28 sq ft).

The prices you have in mind no longer exist.

2000 per m2 has long been outdated in this region for general contractors regarding basic equipment. And she is talking about geothermal energy...

I agree with the previous commenters: unfortunately, your expectations are unrealistic. We have to be honest with you because, as someone already said here, you are dreaming of a Porsche, but your budget only allows for a Skoda, if that!

1. On a 250 sqm (2690 sq ft) plot, you cannot build a single-family house with a separate apartment and a double garage. Look into terms like floor area ratio and site coverage ratio. Also, the design of a pitched roof depends on the local zoning or building regulations.

2. With 120K, you won’t find anything within the mentioned area where you can place a single-family home privately.

3. For 300K, you might get a standard house without a basement, with a carport instead of a garage, and a basic air-source heat pump—no geothermal heating! And even then, the budget will be very tight unless you do a lot of the work yourself.

4. In Zuchering, there is KMH Haus. You should visit them; maybe they can help you reconsider. I can’t fully recommend them, but as a starting point, they might be interesting. At least they will explain that 240 sqm (2583 sq ft) for that price is not possible, even with them, and their standard includes carpet flooring!

So, 500 m2 (5,382 sq ft) of land at 350 euros plus additional purchase costs means you're looking at around 200k for the land. A house for 300k is not possible. The minimum is 500k.

In the best case, you’re looking at 700k total. Anything less is wishful thinking, and yes, I know you’re still at the very beginning.

Oh yes, the garden can cost between 20,000 and 80,000 euros depending on the plot. And yes, garden landscaping can sometimes be quite extensive construction...
