So, we have decided that we want to have a house built for ourselves.
I am not very experienced in this area, so I want to use this thread from start to finish to make the whole process a bit easier for myself.
For now, we know how the house should be designed, meaning I have sketched something out for us. The dimensions are based on the size of our bedroom, and I have taken into account our needs for both now and the future. We do not yet own the plot of land.
Therefore, I am looking for companies that build prefabricated houses at the stage of turnkey completion.
So far, I have only looked at Massa Haus and Okal Haus. Both belong to one construction company; the difference is that with Massa Haus, I would have to do the tiling, bathroom, toilet, floors, and painting of the walls myself. I’m not really happy with that. And having only one company is not enough.
On Sunday, we are going to Poing. I hope to find several prefab house providers there.
My appointment with Okal Haus is only on Wednesday.
Does anyone have experience with Okal Haus?
At the moment, I am also occupied with questions about heating — what type, which system, etc.
It should be a finger house with low energy consumption and, therefore, low energy costs. Naturally, the construction method and the energy consumption should be balanced. I don’t want to spend $100,000 on heating and an exponential amount on construction; that doesn’t make sense to me.
I am personally considering photovoltaic systems with direct feed-in to the grid, combined with a ground-source heat pump.
I would be happy to receive your comments and replies.

Developer projects (@11ant is of course right, DP) can usually also be found on Immowelt or Immoscout. Since you apparently don’t feel like dealing with the subject much, this might actually be the best choice. Whether you will be happy with Massa Haus (general contractor)? No idea, I don’t know any general contractor where you don’t have to worry about anything at all.

I think I will check out the local area and start a small survey about the developers based on recently built houses. None of my friends are building right now, and I haven’t lived here long enough to have many contacts.

I always thought it would be simple to just hire a company and everything would run smoothly. But on TV, there have been many cases where people got burned during the house building process, and I don’t want to make the same mistakes.

If you have enough money, no problem, but then you wouldn't give Massa Haus a second thought...
First, find out what the difference is between all these terms you’re mixing up (general contractor / main contractor, trade contractor, prefabricated house), and then we’ll take it from there.
