Hello,

we are now entering the critical phase of our planning. Next week, the shell construction will be put out to tender. I have refrained from asking for outside opinions for a long time, but now I’m taking the step.

The building will be solid construction, meeting the energy saving ordinance standard (we will be about 10% below the required value).

Almost 160 sqm (1722 sq ft) of pure living space (excluding the terrace).
External dimensions approximately 11.00 m by 15.30 m (36 ft by 50 ft) including the garage.
The plot size is 600 sqm (6460 sq ft).

To give you a complete picture, I’m including interior and exterior views.

What is not clearly visible on the plans: there will be an attic above the bathroom, office, and bedroom.

The windows are not yet final (in the end, they will be double casement windows).

The "space" in the bathroom will be a closet.

The staircase is closed off so that the space underneath will be part of the pantry/wardrobe.
Even though some proponents of space-saving staircases in detached houses (EVH) are here, we consciously decided against it. 🙂

The front door has already been rotated and now opens to the right. This way, it no longer blocks the wardrobe area when open.

A roof window above the hallway has also already been included.

A few walls will be constructed as solid walls rather than drywall, contrary to the plans shown here. This is due to structural requirements. The material transitions and mix are thus also resolved.

On the floor plans, the north side is always at the top.

I—and no one else—can plan sightlines if the garden does not yet exist, so there’s no reference point... please no assumptions 🙂

Exactly, sightlines are created… from inside to outside, from outside to inside. Inside, from wall to corner… etc... 😉… this also works in a terraced house—so also in this single-family home with this choice of windows… (if not even better)

Floor plans are always quite personal, so I usually don’t comment on them. What does surprise me, however, is why the bathroom is located above the living room?

How much have you budgeted for the landscaping?

I still have one or two thoughts—no, not about the passage from the garage to the cellar!

I would design the storage room next to the kitchen (outside, not the cloakroom) as a built-in cupboard (so smaller), then you would have a hallway without doors to the kitchen, without having to pass through the dining room and a storage room. The two doors take up space anyway, so you can't put anything there.
Maybe swap the walk-in closet and the office, so you don’t disturb the other person in the morning after the bathroom and still have enough storage space for seasonal clothing—the office door would of course need to be changed.

I really like some details, like the shelves above the wood stove in the living area 😀

I would like to answer your questions 🙂

The landscaping hasn’t been priced yet. That’s because, apart from the terrace, nothing else has been planned. During the construction phase, only the terrace and the access path will be filled. We are not yet sure how the final design will look. The property slopes about 60cm (2 feet) over a length of 30 meters (98 feet) from north to south. We are still undecided whether to add fill or how exactly that will be done.

Swapping the office and walk-in closet won’t work. The walk-in closet is even smaller by a corner, and that would be too small for me.

Regarding the external blinds, we decided against using venetian blinds and will go with the classic roller shutters instead. We live at the edge of a field, on a slope (our plot is on a fairly flat “platform”), and it can be very windy in this area. The wind always sweeps through the valley and up the slope again. I imagine that over time this might not be good for the slats.

I had already started a thread about this some time ago. It is due to the orientation towards the cardinal directions, and we have always liked it that way, so we decided to keep it. However, the solution for the drainage issue is one I am satisfied with, so I have not seen any reason to insist on changing it.

It was also mentioned elsewhere: bedroom above the utility room. This is not a problem in terms of noise either.

Oh, then I hope you still have plenty planned, because the design looks really good but accordingly also quite complex for a concrete builder 🙂 But adding fill also has its advantages for leveling 🙂
