we have now started the first "internal" draft planning and I would be very grateful for any feedback – especially if there are any of our “ideas” that are completely off the mark...
Development Plan / Restrictions:
"Facts"
no development plan, last plot at the edge of a village area
Plot size: 330m² (approx. 21.8m x 14.8m / 71.5ft x 48.5ft)
Slope: about 7°
Clay-loam soil, limestone at shallow depth
Information according to building permit inquiry
Site coverage ratio: 0.6
Floor area ratio: 1.2
Street = building line
2 parking spaces
Number of storeys: max. 2 full storeys
Roof style: any
Eaves height 6m (20ft)
Ridge height 10m (33ft)
Client requirements
Style, roof type, building type: flat roof preferred, but e.g., also “modern barn” style
Basement with daylight from the slope as a lower ground floor, above that a “real” storey
2 persons (35, 36 years old)
Space requirement ground floor and upper floor: approx. 200m² (2,150 sq ft) total
Office: 2x home offices
Guest stays per year: none
Open architecture
Modern construction method
Open kitchen with kitchen island: yes
Number of dining seats: 4
Fireplace: no
Garage, carport: not essential, 2 parking spaces sufficient
Utility garden, greenhouse: as little garden as possible
Other wishes: KNX system, air conditioning for main rooms
House design
Designer: do-it-yourself
What do you like most? Why?: main living areas all on one level
What do you dislike? Why?: bathroom and dressing room borderline “small”
Personal budget for the house, including fixtures: approx. 500,000 to max. 700,000 euros
Preferred heating system: we don’t really care
If you had to cut back, on which details or extensions
- Can be omitted: lounge on ground floor, pantry
- Cannot be omitted: guest WC on upper floor, dressing room, minimum clear ceiling height on upper floor 2.70m (better 3m / 9ft 10in)
Why has the design turned out as it is now?, for example:
“Optimizing” the eaves height while maximizing the use of setback distances
Minimize earthworks as much as possible (considering the soil...)
What is the most important/basic question about the floor plan in 130 characters?
Have I completely misjudged any fundamental aspect? Is any detail of the design “absurdly expensive”?
Note 1: Views are just for a general idea of the plot situation at this stage – windows and so on still look pretty rough…
Note 2: Plan is drawn roughly to scale (5mm grid = 50cm / 20 inches), numbers in () are m²; north is bottom left on ground floor and upper floor plans, the beautiful view to the south is top right :-)

It somehow has the charm of an abandoned parking garage or the shell structures you see in southern countries... I don’t see a modern barn 😳
No, seriously: simply lining up squares next to each other, creating corridors and trapped rooms, is not proper house design. Is there no terrace? I mean, not just without a view of cars, but visible from the living area?

Are you walking from the office through the technical room? A terrace overlooking the carport?
Where are the hallways connecting the room entrances? You find the bathroom with 12m² (129ft²) small but not the bedroom with 13m² (140ft²)? I think the bathroom is more than spacious. And you enter the second office from the living room? Where is the main entrance? Where is the balcony? And where was north again?
Get inspired by the countless floor plans available on the internet or seek help from an architect or the draftsman of the general contractor...

Create a room program—not just the rooms themselves, but also what should go inside. Your wine cellar has more shelf space than the walk-in closet.
Forget the floor plan and start again.

The driveway is still not entirely clear to me.
The very awkward room layout has already been mentioned. The walk-through rooms make little sense and waste space.
The technical installations are hard to access. Together with the utility connections, ventilation, heating, photovoltaic system, etc., the wall space becomes very tight.
From which side will the house be accessed? If you have to go all the way around the house, costs will increase significantly.
Also, the lounge and terrace will hardly be used since everything has to be carried through the house.
The house simply lacks any indoor-outdoor connection.
The kitchen on the upper floor in the projecting section probably means thicker floors. The kitchen also needs to be drained. To create the necessary slope, the floor will have to be thicker, and additionally, this floor must be insulated since it forms part of the external envelope.
You will also have to carry everything up through the stairwell.
How do you plan to open the windows? Safety barriers will be required at every window. Let’s not even get started on window cleaning…
I would put a photovoltaic system on the roof. Skylights in a flat roof are always a weak point in terms of watertightness.
I am a fan of individuality, but this floor plan just doesn’t work. Unfortunately, back to square one.
You might want to take a look at our project, even though it’s somewhat larger. Many things could also be applied to a smaller build.
We were almost the same age when we started planning and spent nearly three years on meticulous planning.

On a positive note: this can definitely be improved! An office in the basement without windows? Small, cramped rooms... all of that has already been mentioned.
