Since we will probably be purchasing our plot soon, we are currently in the planning phase and have created the attached floor plan together with our designer.
All our wishes have been taken into account.
The elevations are the first draft; we are working on them diligently and hope to get some input here through suggestions and criticism.
Development Plan/Restrictions
Plot size: 656 sqm (7,060 sq ft)
Slope: minimal gradient from south to east
Site coverage ratio: 0.3
Floor area ratio: -
Building window, building line and boundary: 16 m by 20 m (52 ft by 66 ft)
Edge development: corner plot (at least currently, and we hope it stays that way)
Number of parking spaces: double garage including 2 spaces in front
Number of floors: 2 full stories
Roof type: gable roof
Architectural style
Orientation: northeast / southwest
Maximum heights/limits: building height 8.50 m (28 ft)
Other specifications
The south side is on the "lower" corner. To the north, there is currently a turning circle.
Owners’ Requirements
Style, roof type, building type: 2 full stories with a gable roof, clean lines
Basement, floors: basement, 2 full stories
Number of people, ages: 2 adults (38 and 36), 2 children (6 and 3)
Space requirements on ground floor and upper floor: as shown
Office: family use or home office? Yes, on the ground floor (currently still shown with a double bed)
Guest sleepers per year: max. 5
Open or closed architecture
Conservative or modern design
Open kitchen, kitchen island: closed kitchen

House Design
Who created the plan: designer/structural engineer, direct contract
What do you particularly like? Living and dining area; we will still adjust the chimney into the wall structure to create a corner niche of 1.00 m by 1.20 m (3 ft 3 in by 3 ft 11 in) for the corner fireplace
What do you dislike? The corner between the office and kitchen, as well as the guest bathroom, which will probably be too small for a shower
Price estimate from architect/designer: unknown
Personal price limit for the house including fittings: unknown
Preferred heating technology: air-to-water heat pump
If you have to give up anything, which details/extensions
- can you do without: the pergola or covered terrace, this could be realized later
- cannot do without: office on the ground floor

The staircase is deliberately placed as shown to completely avoid the dirt area.
As mentioned at the beginning, we are still working on the elevations and are open to all criticism and suggestions, especially regarding window sizes. For example, we do not want floor-to-ceiling windows on the upper floor.

j.bautsch16 Mar 2016 07:19I think the floor plan is really not bad; the bedroom and kids’ rooms have a good size. If I were you, I would consider adding a shower bathroom on the upper floor.
I also think the staircase is well positioned, that’s how I would like it too, and the type of stairs is good (easy to walk on 😉 ). A closed kitchen is also a good choice 🙂
The entrance area is pleasantly spacious. The living and dining areas also have a good size.
What really bothers me is this "bay window" at the top of the plan. If you have the money for it and like it, then go ahead and build it, but it’s more of a "cosmetic feature" than anything else (every corner in the exterior wall costs disproportionately more). This corner doesn’t really serve a practical purpose or function.
I won’t comment on the exterior views and so on, as I don’t know much about that 😉

The bathroom window in the basement opens directly onto the staircase? I wouldn’t feel comfortable sitting on the toilet there…
You’re planning to have 6 bedrooms – 4 upstairs, 1 on the ground floor, 1 in the basement – Do you really need 6 bedrooms? That will be a fairly large house…

Watcher7816 Mar 2016 08:44I think the floor plan is not bad, but it is quite large, which is not necessarily a bad thing. What I find strange is that you don’t know the price this build will eventually cost, because I believe you will still have to look around for that. However, I don’t know your budget expectations, so I hope you have planned enough money for it.

@j.bautsch: We are aware of the bay window and understand the cost implications. We simply don’t want a “flat” facade.
@Wastl: The staircase will serve as a secondary entrance, so we don’t expect much “foot traffic” there. You’re right that the toilet is not ideally placed. However, it will have frosted glass. The currently planned bedroom on the ground floor will become my home office, and the upper floor will be a dressing and ironing room.
@Watcher78: We have a cost estimate that is manageable for us, and we also have a financial buffer.
Additionally, you should know that we have many tradespeople within our private network. Yes, I am aware of the concerns many have in this forum regarding that. But we know very well what is possible and what isn’t. Several acquaintances have built this way in recent years, and none of those friendships ended because of it.
My dad runs a roofing company, so we only pay for materials there. My uncle runs a construction company, so we won’t have to pay the standard price there either. For heating and plumbing, we are working with a tradesperson who collaborates closely with my father, so especially for fixtures and fittings, we get different prices than regular customers. Much of the electrical work will be done as DIY, with the wiring handled by a business colleague of my wife. Carpenters and tilers are close friends, and prices have already been agreed with them, so we know we will be paying significantly less than the average customer. Landscaping will be done entirely as DIY.
Therefore, the budget we set should be achievable. We have also included a buffer for safety.
