Since we will probably be purchasing our plot soon, we are currently in the planning phase and have created the attached floor plan together with our designer.
All our wishes have been taken into account.
The elevations are the first draft; we are working on them diligently and hope to get some input here through suggestions and criticism.
Development Plan/Restrictions
Plot size: 656 sqm (7,060 sq ft)
Slope: minimal gradient from south to east
Site coverage ratio: 0.3
Floor area ratio: -
Building window, building line and boundary: 16 m by 20 m (52 ft by 66 ft)
Edge development: corner plot (at least currently, and we hope it stays that way)
Number of parking spaces: double garage including 2 spaces in front
Number of floors: 2 full stories
Roof type: gable roof
Architectural style
Orientation: northeast / southwest
Maximum heights/limits: building height 8.50 m (28 ft)
Other specifications
The south side is on the "lower" corner. To the north, there is currently a turning circle.

Style, roof type, building type: 2 full stories with a gable roof, clean lines
Basement, floors: basement, 2 full stories
Number of people, ages: 2 adults (38 and 36), 2 children (6 and 3)

House Design
Who created the plan: designer/structural engineer, direct contract
What do you particularly like? Living and dining area; we will still adjust the chimney into the wall structure to create a corner niche of 1.00 m by 1.20 m (3 ft 3 in by 3 ft 11 in) for the corner fireplace
What do you dislike? The corner between the office and kitchen, as well as the guest bathroom, which will probably be too small for a shower
Price estimate from architect/designer: unknown
Personal price limit for the house including fittings: unknown
Preferred heating technology: air-to-water heat pump
If you have to give up anything, which details/extensions
- can you do without: the pergola or covered terrace, this could be realized later
- cannot do without: office on the ground floor
A few notes:
The staircase is deliberately placed as shown to completely avoid the dirt area.
As mentioned at the beginning, we are still working on the elevations and are open to all criticism and suggestions, especially regarding window sizes. For example, we do not want floor-to-ceiling windows on the upper floor.

@Nofret: We debated the location of the laundry room for a long time. In the end, we settled on this spot because my wife likes to dry laundry outdoors and therefore prefers the short route here.

@all: Would you swap the storage room with the laundry room in the basement? The idea was to have a small daylight window in the laundry room. Or do you think a light well would be enough?
One more question: Would you align the office wall with the kitchen wall on the ground floor?

- The style direction referred to the exterior views. From my perspective, there aren’t many corners.
- The doors fit, I just spoke with the planner again.
- The shower is planned in case the office is used as a bedroom in old age. We’re now unsure whether we even want this shower since the guest toilet isn’t very large.
- The TV will go where the couch is currently placed. The couch will be moved to the exterior wall, so there won’t be a floor-to-ceiling window here. Why do you ask?
- The second door to the guest room will probably be removed. I also find the narrowing of the corridor here unfortunate, but that’s because a service shaft runs down through the bathroom in the basement, making the corridor narrower here. Maybe we will adjust the wall so the corridor is continuous.

Yes, either extend the kitchen wall further up on the plan (which probably won’t work because of the service shaft), or move the entire office wall (towards the hallway and guest toilet) down on the plan. That would at least eliminate an unnecessary corner.

Secondly, congratulations, as I know it wasn’t entirely easy for you 🙂
Counting without the garage, I see only 7 corners; ours has 6… Of course, a simple design with 4 corners, straight walls, and a roof is the cheapest but also the most boring option. I don’t like bay windows, but practical recesses are fine... Well,
I also notice some smaller issues with the window positions?
Where is the wardrobe planned (did I miss something?)
P.S. In the laundry room (what a word…), I would prefer natural daylight and a proper window.
