Hello,
We bought a house built in 1971 about 7 years ago.
The balcony is tiled and there is a small hairline crack in one area of the tiles.
The balcony slopes slightly, and since the house has a flat roof, rain often falls onto the first tiles. The water then flows along the front edge of the tiles into a rain gutter.
Under the tiles, there is a membrane and beneath that a black waterproofing layer (bitumen?).
Can I leave the balcony as it is despite the superficial cracks in a small area of the tiles? As long as no tile comes loose, it doesn’t bother me, and if necessary, the tile would either come loose or water would penetrate through the grout but then hit the actual balcony waterproofing, right?
If that is sufficient, I would prefer to leave the tiles as they are until tiles actually become loose, since it hardly disturbs me.
Our living room is located underneath the balcony. Any small amount of water passing through the tiles into the concrete slab of the balcony and then into the living room should be prevented by the membrane and bitumen waterproofing, correct?
