Since many of you have great ideas and suggestions for floor plans, I’d like to share our first proposal online as well.
We need 3 bedrooms. We want 2 bathrooms. One only needs to have a shower.
We also want to include a guest room.
The master bedroom should be in the cross gable, as our plot is positioned to offer a fantastic view from there.
What we don’t like ourselves:
The fireplace is really awkward. It’s located just before the end of the kitchen counter. We would prefer it to be closer to the living area. The question is how to adjust the layout upstairs. Currently, we are planning around 172 m² (1,850 sq ft). If necessary, we would consider building slightly larger.
Best regards,
Xinette

I don’t believe there is a perfect floor plan—only one that suits you personally and has no technical flaws. I’m also trying (unsuccessfully) to passionately create a very similar room layout, and I completely agree with you: model home providers usually only consider two children… if that. Unfortunately, finished floor plans often can’t be changed without “breaking” them.
Regarding staircase alternatives: take a look at the staircase attached—it’s certainly not perfect, but maybe a starting point. Alternatively, the staircase could be placed next to the entrance (though then you might end up facing a wall when exiting) or centrally, among many other options.

We are also building with 3 children’s bedrooms on the upper floor and a cross gable. If you’re interested in our floor plan, check out my profile where I have linked our building diary. Our house is slightly larger than yours. I find your upper floor somewhat confusing and cramped. It all seems like a makeshift solution.
