Hello dear home building enthusiasts,
We will start building next year.
Since I work in real estate, we are not going for a turnkey build but are issuing the contracts ourselves and doing some work on our own.
I have put together a table attached. The totals are all based on quotes I have received.
The costs don’t really matter here, as you don’t know the house anyway 🙂
The house has external dimensions of 11.28 x 11.28 meters (37 x 37 feet).
What I’m more interested in is for you to take a look and tell me… You forgot this and that and so on 🙂
I’m sure I have still missed quite a bit but I have already included a lot.
If you have any questions, just ask...
Many thanks in advance!

Hello ypg!
Thank you very much for your quick reply!
However, I kindly ask you to read my post again and possibly revise your answer! I mentioned that the prices are irrelevant! I could have entered zero everywhere!
Since you seem to be knowledgeable, I am surprised that you did not question the heating and plumbing position! Or do you think it is possible to get a heating system compliant with the Energy Saving Ordinance for just under 21,000 euros (about $23,000 USD), especially when the house only has one bathroom with these dimensions?
But I will come back to the prices later, as my father-in-law owns a large company (heating & plumbing). Among others, painters and electricians are employed there!
In addition, he owns a large DIY store, meaning I get materials at wholesale prices, as well as wholesale prices from Coordes and Gräfe!
So my building materials are significantly cheaper to purchase than for the average consumer!
Now, once again to my question: did you notice anything that I might have forgotten?

I believe some additional costs might be missing from the incidental building expenses, but you can find detailed information on this by using the search function here in the forum.

You, sorry, I didn’t intend to dive so deeply into your question and gaps or compare them with my lists; that would be quite difficult anyway since we don’t even know what you plan to build, so I’d rather not 🙂
Also, it’s now mentioned that you have excellent connections who could provide you with much better and more professional answers?!
It seems like you could contribute a lot here... it’s a pity we haven’t seen you share your knowledge and contacts even once on one question or another.

toxicmolotof24 Nov 2013 00:17How do you plan to finance your project? Do you have the money in cash stored in your bedside table, or would you consider taking out a loan? In the latter case, financing costs would apply.
