Hello dear home building enthusiasts,
We will start building next year.
Since I work in real estate, we are not going for a turnkey build but are issuing the contracts ourselves and doing some work on our own.
I have put together a table attached. The totals are all based on quotes I have received.
The costs don’t really matter here, as you don’t know the house anyway 🙂
The house has external dimensions of 11.28 x 11.28 meters (37 x 37 feet).
What I’m more interested in is for you to take a look and tell me… You forgot this and that and so on 🙂
I’m sure I have still missed quite a bit but I have already included a lot.
If you have any questions, just ask...
Many thanks in advance!

What kind of work will you be doing yourself? The brickwork and the entire interior finishing?
Landfill fees are missing, and some of the cost items are far too low.
I don’t feel like adding up everything related to the house right now, but it all seems a bit too cheap overall. Even if you get the materials at purchase price.
Many people calculate tiles per square meter. However, hardly anyone plans for almost the same amount again for labor and installation materials, as well as waste.
It’s difficult to read through a list like this, especially since it is completely unsorted. Please sort it by shell construction, DIY work, interior finishing, and outdoor areas.
Also, add a 2-3 week buffer for the planned house. Then you might be able to estimate with some certainty.
Right now, it’s like looking into a crystal ball.

It's a bit difficult to say: "The roller shutter boxes are missing" since you mention: shell construction. What exactly is included there? No idea. Then the entire electrical installation: Does it include network wiring, BUS system, air conditioning, video intercom, satellite dish with mount, and so on? How can one say "that's missing" if only the trades are listed?!
Base plaster, earthworks for paving, gravel for paving, exterior work like fences, concrete blocks, etc. are hard to specify precisely.
