Hello dear colleagues,
I would like to share our planned floor plan with you. A brief update on the current status: The preliminary building inquiry is in progress, and we already have some rough offers (currently Baudirekt is leading with just under 380,000 EUR, but nothing is finalized yet...).
Pressure drainage to the neighboring property is required.
Project Information:
Development plan/restrictions – rural area, special case.
Plot size > 10,000 sqm (2.5 acres), old timber-framed building on the plot
Slope – There is a slope; the old building will be demolished and replaced with the new one
Site coverage ratio – ?
Floor area ratio – planned 2 full floors

Number of parking spaces – 80 sqm (860 sq ft) garage planned

Why is the design the way it is now?
We designed the floor plan ourselves. Not all details are finalized yet, so we would very much appreciate some tips.
What is the most important/basic question about the floor plan in 130 characters?
We would like to receive feedback on what you notice, especially regarding potential problem areas we may have overlooked in the floor plan. Many details are still not final. We are really looking forward to and very grateful for your feedback!

Insidinsi19 Jun 2018 13:09Hey, so the slope is probably about 1.5 meters (5 feet) difference from the highest to the lowest point, around a 10% gradient? (Sorry, I’m a newbie here). Someone will probably need to calculate what that will cost us. There is already a house on the site, so I’m currently assuming it’s feasible.
Thanks also for the phases. The plot already belongs to us, and we have estimated the project with demolition and garage at just under 500,000 EUR. Hopefully, it will come down to 450,000 EUR.
@haydee: Cool tip about the toilet, I’ll think about that. Although I do need some space in the studio... And for us, it was important to have a straight staircase with a gallery; the kids are supposed to use our bathroom and later brush their teeth and shower in the guest bathroom downstairs. Or is that not such a good idea?
The extension to the garage is currently included in the preliminary building permit / planning permission request. I like that there are still windows and light coming in.
The large garage, as I said, is for garden equipment. That’s the plan that has been submitted. We are considering whether we want to reduce it. It would be great if it could fit three cars.
I would say maybe some things could be done a bit more professionally, you’re right about that. I’ve already contacted the architect and things are moving forward. At least we are waiting for the decision on the preliminary permit.

I just can’t imagine it. But maybe I’m simply paying too much.
Have you already looked at other providers and talked to them?
Do you have a quote for the garage yet? Based on my quotes for the carpenter, I expect the roof alone for the garage will cost 25,000 EUR net. That wouldn’t leave much budget for the facing bricks and exterior walls.

I would take a close look at the construction specifications. Very often, it states “builder-provided,” minimal technology, or tiles for 20 euros per square meter (about 2 dollars per square foot).
Is demolition including disposal covered regardless of the hazardous material class?
The garage height is likely underestimated. It won’t work out. You also need to check the doors. Most sectional doors are only available up to a maximum width of 6 meters (about 20 feet).
Plan to include the exterior work as well. Courtyard paving, a terrace, some lawn—at least to have the immediate surroundings completed.
The bathroom belongs with the bedrooms. A shower on the ground floor is fine if the upper floor gets too cramped. However, I don’t think that should be a permanent solution, especially since you are building large enough.
As I said, I would separate work and private areas. You currently have clients who want to freshen up, and the children need to go to the bathroom. Then the running back and forth to the upper floor starts, including visiting children.
