Hello everyone,

we are currently working on the second floor plan for the upper floor and are struggling to find a good solution.
We have planned an L-shaped house with a gallery. We currently have two versions for the upper floor, but neither fully convinces us. Maybe someone here has a good idea.

Requirements:
  • The staircase and gallery should remain in their current positions.
  • The bathroom can be either at the top (north) or in the middle right (east).
  • A dormer is not planned; roof windows will be added where necessary in the next step.
  • Windows are not shown in the plan but will be placed at the top (north) and bottom (south).
  • The gable roof is open at both top and bottom, so the roof surfaces face east and west.


In Version 1 we like:
  • Sufficiently large children’s rooms
  • Bathroom is acceptable

We don’t like:
  • Master bedroom and walk-in closet are too large
  • Gallery space is reduced

In Version 2 we like:
  • Master bedroom and walk-in closet are well sized
  • Very little wasted space

We don’t like:
  • Layout of the children’s rooms (!!)
  • Bathroom is too large

Do you have any tips, ideas, or suggestions for improvements?

I agree – if you also place a tall, solid gate between the terrace and the house, you get both privacy and wind protection. You can then extend the terrace all the way to the garage, cover it with a pergola roof, and have a really nice, sheltered seating area.

The ground floor is completely open (except for the toilet, office, and vestibule). I’m referring to draft EG1 (our latest version).
What are those blue lines, for example between the kitchen and dining room? Is there a step, a sliding door, or nothing? And is there a wall between the kitchen and living room?
I assume the blue lines are guides for calculating the square meters (added by the builder’s draftsman). There is a half-height wall between the kitchen and dining room, and the same between the kitchen and living room.

I get the impression you’re not fully happy with the drafts either. Maybe consider consulting an architect once things get more serious… not just the building company. They won’t be living there later. 😎
So far, we’ve actually liked the ground floor quite a bit. But we’re willing to learn. 🙂

Somehow, it’s not enjoyable to work with plans that lack all the essential information. Knee wall height? 1- and 2-meter (3 and 6.5 feet) lines in the attic... with that, option 2 for the attic will probably be unnecessary. The other option can only be seriously considered further with this information.

No furnishings included... Should the guest WC on the ground floor in option 1 also have a shower like in option 2? If so, that doesn’t fit.

Could you please upload a floor plan drawing that is at least somewhat professionally made?

Ok, thanks, now I understand it better. 🙂 I really like the open kitchen. I don’t find the gallery very practical, even if it might look nice.
I’d rather make the rooms bigger.
Whether you already have children or are planning to, I would never integrate the staircase into the living area.
Anyone sitting in the living room can basically hear everything happening in the house. On the upper floors, you get to hear conversations from the dining area or living room up close when the parents have visitors.
But as mentioned, everyone has their own preferences. 😎

I always admire people whose homes really turn out looking like they do in the movies. In reality, I have rarely seen that so far.
