I am looking for ideas to build an attached garage of about 100 m² (1,076 ft²) for a single-family house with the living area on the first floor.
There are no specific plans yet for either the garage or the single-family house (about 150 m² (1,615 ft²) without a basement).

Your plan is not entirely clear to me yet.
An accessory apartment above the garage, as long as there are no issues with the boundary setback.
Central staircase. Generally, you will need to thermally decouple it from the garage because the garage will not meet the same energy efficiency standards.
Wouldn’t it make more sense to integrate the apartment into the main house?
Tell me more about the plot, the zoning plan (building permit / planning permission), the budget...
In terms of total area, what you want to add is almost a complete house.
My mother has a 110m² (1,184 sq ft) apartment above her garage.
Either you have a suspended ceiling or very thick floor slabs in the garage, or the drainage will be visible.

Without including the land, additional costs, etc., the price is probably already over 700k in Bavaria.
