I would like to hear/read your opinions on our floor plan!
After some initial consideration and planning, our current floor plan looks like this. It will be a timber frame house (9.55m x 11.30m (31.3 ft x 37.1 ft), KfW 70 standard). The basement will, of course, be masonry.
The entrance area faces a dead-end street.
Below the house (street view) runs the main road (entrance to the granny flat) and a play street.
We will probably replace the pantry in the kitchen with tall cabinets. A kitchen island is planned, open to the dining/living area. The kitchen design is not finalized yet.
We are still considering whether the stove would be better placed opposite, with an exposed chimney, possibly even as a room divider.
The heating system (air heat pump) will be installed in the basement (utility room).
The electrical supply, including home automation, will also be located in the basement (utility room).
The bathrooms have not been planned yet, but you are welcome to share your opinions there as well. We do not want a corner bathtub!
I hope you can make sense of this information so far.

We also have a length of 9.63 m (31.6 ft) for the dining and living areas.
The living room takes up about 4.70 m (15.4 ft), where the door is located. The dining room is about 3.60 m (11.8 ft). The second door to the kitchen/living/dining area is in the kitchen.
Between the dining room and living room, there is about 1.40 m (4.6 ft) left for a narrow room divider shelf at the end of the stairs. This area is an ideal central spot for a phone, laptop, mobile charging station, mail, etc., and opposite it will be the wood stove.
I think having some space between living and dining areas is always useful.
1. To add to the dining table for gatherings
2. As a play area for children
3. As a fireplace corner, possibly with an armchair, shelf, etc.

That’s the measurement including the exterior walls. Inside, it’s only 8.90m (29 feet), which I think is a good length. Our house will have just 8.30m (27 feet), and I already find that tight, especially with a dining table that extends to 3 meters (10 feet) long and people sitting around it. We have planned some extra width in the dining area, so our living room is now L-shaped, giving us enough space for that table.
One thing I do find a bit problematic in the floor plan (you have to look for it ;-) ) is that to get to the terrace, you always have to walk around the table or the sofa. We solved this in our plan by having access to the terrace either in front of or next to the table, so the table is never in the way. This was especially important for us with kids running in and out all the time.
Maybe you could add a single door between the two large terrace doors, simply to have easy access in and out without having to walk all the way through the living room when coming from the hallway.

The chimney has been relocated.
The kitchen has been redesigned, probably without the breakfast bar. This should create enough space to access the terrace.
The bathroom on the upper floor will be planned differently, likely with a T-layout.
Are there any additional opinions on our planned floor plan?
