ᐅ Is the floor plan okay like this? Your thoughts?

Hello everyone,

I would like to hear/read your opinions on our floor plan!

After some initial consideration and planning, our current floor plan looks like this. It will be a timber frame house (9.55m x 11.30m (31.3 ft x 37.1 ft), KfW 70 standard). The basement will, of course, be masonry.

The entrance area faces a dead-end street.

Below the house (street view) runs the main road (entrance to the granny flat) and a play street.

We will probably replace the pantry in the kitchen with tall cabinets. A kitchen island is planned, open to the dining/living area. The kitchen design is not finalized yet.

We are still considering whether the stove would be better placed opposite, with an exposed chimney, possibly even as a room divider.

The heating system (air heat pump) will be installed in the basement (utility room).

The electrical supply, including home automation, will also be located in the basement (utility room).

The bathrooms have not been planned yet, but you are welcome to share your opinions there as well. We do not want a corner bathtub!

I hope you can make sense of this information so far.

I would really appreciate hearing your honest feedback!

I find the pantry too small to be used properly, so you will probably be happier with cabinets.

I’m not so keen on the shared laundry room in the basement, as there is a door in between that I always want to keep closed, but I have to pass through it quite frequently.

Overall, I find the floor plan quite good.

I don’t like the pantry, and I also think tall cabinets would be much more practical since the pantry would be quite cramped. There is still the utility room, anyway.

In the kitchen, I find the standalone island somewhat impractical. What is its purpose? We currently have an unused table (worktop) of this size in our kitchen, and it tends to become a place to just put down all sorts of stuff.

Do you really need 3 showers plus 1 bathtub on only 2 floors? How is the kids’ bathroom supposed to be drained?

The walk-in closet is okay. Nothing extraordinary, but it offers plenty of storage space.

I find the bathroom very practical (apart from the corner bathtub).

In the basement, I would also separate the laundry rooms (or move the utility room to the upper floor) and provide the tenant with an additional storage room.
Even in a 2-room apartment, I would want a bathtub. Maybe there is still room for that.

Good morning,

thank you first of all for the responses.
Yes, we already found the pantry too small ourselves and want to plan the kitchen without it. The small partition wall to the kitchen will probably be removed to open the kitchen to the living area.

Our laundry (washing/drying) will be in the storage room on the ground floor to avoid constant stair climbing.

In the master bathroom, the corner bathtub will be removed and replaced by a standard bathtub placed under the sloped ceiling.

The bathroom on the ground floor is planned for the future, in case living “only on the ground floor” becomes necessary, or for guests who will use the office space on the ground floor.

How the children’s bathroom will be drained? I hope that’s something the builder will take care of!

I really like the layout of your floor plan, but I find 9.5m (31 feet) for the living and dining area a bit too long. There will probably be a large empty space in the middle of the room that I wouldn't be able to use and that would bother me. Of course, this is a matter of personal taste, and often the length is urgently needed elsewhere in the house, so you might have no choice even if you wanted to.

I also think the upper floor is well designed, but personally, I would swap the large bathroom with the playroom so that you have direct access from the bedroom to the bathroom. Otherwise, the kids will end up using your bathroom in the mornings and, depending on their age, on Friday and Saturday evenings (in groups) because it's more comfortable. If I am seeing it correctly, the current playroom is also free of sloping ceilings. Another advantage for the bathroom, so you wouldn’t have to put the bathtub under a slope.

Our space is even 9.90m (32.5 feet) long, with the entrance roughly in the middle. I don’t find it too large. On the contrary, when I enter the living-dining area, I don’t have to immediately navigate around any furniture.

For example, we use the space between the patio doors, arranged like in the OP’s design, to showcase our elegant writing desk.
