Hi,
I’m new here.
Regarding our plans, my wife and I are planning to build our single-family home within the next 1.5 years.
We have a plot of land that is expected to be designated as a building area next year. This is almost certain. The plot has a slight slope, so a basement will be necessary. Development costs will naturally be an additional expense.
We are planning a house of about 160–175 m² (1,722–1,884 sq ft), if it fits within our budget.
Our budget is approximately €430,000 for the house, development costs, additional construction expenses, kitchen, garden, and a carport (prefabricated garage), as mentioned, the land is already available.
As personal contribution, we can install interior doors, lay flooring, and fit windows, the front door, as well as roller shutters and blinds, since we will purchase these directly from the supplier at cost price and install them ourselves.
In your opinion, is this feasible? Is our budget sufficient?

For plastering, I have a quote in the mentioned price range. However, I am still waiting on two more offers.

Since we are only building next year, I can’t say if there might still be hidden costs somewhere. But what I mentioned is currently confirmed in writing with the respective company.
You should also consider that we are managing individual trade contracts, so we don’t have exorbitant expenses for construction supervision or similar.

We’re paying 16,000 euros just for the garage (8 x 7 m (26 x 23 ft)) with an extension (12 m² (130 sq ft)) and a small basement (16 m² (170 sq ft))—including pitched insulation, waterproofing on the house and retaining wall, some sort of membrane on top, and the gutter.

The roofer, structural builder, and plumbing company all come directly from our village, which might help a little since there are no travel costs and we know each other (which may not save thousands of dollars but certainly something).

.You unfortunately misunderstood, the 45,000 includes 21,000 for insulation, so it doesn’t actually cost 45,000 without insulation ;-)
ETICS (external thermal insulation composite system) is only used with calcium silicate blocks.
