ᐅ Is our construction project feasible? Is our budget sufficient for it?

Hi,
I’m new here.
Regarding our plans, my wife and I are planning to build our single-family home within the next 1.5 years.
We have a plot of land that is expected to be designated as a building area next year. This is almost certain. The plot has a slight slope, so a basement will be necessary. Development costs will naturally be an additional expense.
We are planning a house of about 160–175 m² (1,722–1,884 sq ft), if it fits within our budget.
Our budget is approximately €430,000 for the house, development costs, additional construction expenses, kitchen, garden, and a carport (prefabricated garage), as mentioned, the land is already available.

As personal contribution, we can install interior doors, lay flooring, and fit windows, the front door, as well as roller shutters and blinds, since we will purchase these directly from the supplier at cost price and install them ourselves.

In your opinion, is this feasible? Is our budget sufficient?

It works perfectly. When requesting a quote, of course the planned timeframe for execution is mentioned. The awarding of the contract then includes signing a construction agreement that sets the schedule. Done.
At a minimum, there should be a written acceptance of the offer acknowledged by the contractor.

I can roughly tell you the major cost items from memory. For the total, I would need to check the list this evening.

Additional construction costs (notary, insurance, connections, etc.) around 20,000
Shell construction 174,000
Roof including exposed roof trusses in the garage and metal roof on the bay window 34,000
Heating (air source heat pump with 1200l (316 gallons) buffer tank and underfloor heating throughout the house) 43,000
Central ventilation system 8,500
Kitchen 20,000
Flooring calculated at 50€/m2 (about $50 per square meter), installed by ourselves, and we will probably choose one that is a bit cheaper
Screed 5,750 (€)
Windows 20,000
External blinds 10,000
Garage door 3,100
Front door 6,000
Paving 5,000 (installed by ourselves)
Bathroom fixtures and fittings 17,000
Fireplace 13,000

The larger trades are even pleased because there is planning certainty and everything is agreed upon in writing. As mentioned, smaller trades like screeding are arranged again about 3-4 months before installation, but the cost framework is already defined and a small buffer for price increases is included.

It seems realistic overall, but the screed seems very cheap to me. Ventilation systems are extremely affordable—something must be missing? It costs 15,000. The windows are also inexpensive if they are wood-aluminum.

Plastering is completely missing, which is another 40,000. Painting is also missing, around 8,000.

The windows are aluminum-plastic. “High quality” here means well made. Aluminum-wood would have added another 3,000 in extra costs.
The ventilation system is complete. We were just very lucky to get a really, really good deal.
Plastering definitely doesn’t cost 40,000. It will be somewhere around 30,000. At least not here in the countryside.
We are doing the painting ourselves. Paint is budgeted at 2,000€.
