ᐅ Is Mold Growth Normal During the Shell Construction Phase?

Hello everyone,

We are currently working with a prefab house supplier to realize our dream home. We have noticed some mold forming in certain areas on the upper floor and would like to get your opinion on whether this is normal and what the recommended course of action should be.

The screed was poured just over two weeks ago, and the underfloor heating has been running for about one week now. We are ventilating twice daily, as we were instructed to do.

I have already reported this to the site manager, who plans to remove the mold next week. I assume he intends to simply wipe it off.

We did not have any mold in our house during the drying phase. However, we did not have any rain.

I would definitely insist on replacing the drywall and consulting an expert. Especially with timber frame construction, I don’t take any chances.

Our shell construction also started to develop mold back then. The heating system was not running yet, and the expert said it either urgently needed to be installed or heaters had to be set up. At that time, the mold itself was not really a serious issue or without consequences.
The developer did not take care of it, and in the end, all the drywall had to be redone...

I would also strongly protest in this situation. An acquaintance with a solid brick house had the screed installed in early to mid-January. Due to the damp weather and lack of heating, they also experienced a severe mold problem. They had to clean the drywall daily with an anti-mold solution, rent dehumidifiers, and will only be able to start the tiling work this week.

I expect my house to be free of mold from the start and to remain that way. If the weather is unfavorable, you just have to deal with it. This can be resolved through communication and money. Whose money —> see communication.
