Hello everyone,
We are about to submit our building permit / planning permission application and I’m looking forward to your suggestions and improvement ideas regarding the floor plan (particularly about the windows and better use of the hallway). We are very happy with the ground floor, but I think the upper floor could still be optimized.
Here are some key details:
Plot size 470sqm (approx. 17x28 meters (56x92 feet))
We are building without a basement for a household of 5 people
Living area approximately 180sqm (1,938 sq ft), knee wall height 1.75m (5 ft 9 in)
Exterior dimensions 10.36 x 11m (34 x 36 ft); orientation: entrance east, garden west, garage north

It's a pity that, apart from initially dismissing it, you haven't explained it in more detail. I would also immediately swap the two rooms. How is the "guest" room used? What exactly is included in "building services"?
If the guest room is used as an office, then probably no late-night use, but if the washing machine or dryer is running, that is right next to the TV...
How often do guests actually stay, and when do they use the room... probably mostly just for sleeping, right? Please reconsider this.To be honest, I see no advantage in swapping the guest room and utility room. Yes, the utility room is intended for technical equipment plus washing machine/dryer and possibly storage. Also, the utility room is currently planned on the garage side, where only a small window is planned. The guest room is intended to be used occasionally as an office for home working (with a desk, computer, printer, shelves), but also for overnight guests (a small fold-out sofa bed if it still fits). We don’t have family visits very often, but about three times a year for several weeks.borxx schrieb:

You will definitely appreciate the extra space since the island can only fit either the cooktop or the sink, not both. Additionally, the distances between the work zones are a bit over 1 meter (3.3 feet), and there is one less corner compared to the following suggestion. You mean Evelinoz’s suggestion offers more space but is more cramped than the following suggestion.

If I were you, I would at least pay attention to how the wall between the TV and the washing machine is constructed. A spin cycle only 12cm (5 inches) away while a quiz host asks the million-dollar question shouldn’t be underestimated.
