ᐅ Improper Installation of Roof Tiles – Your Assessment

Hello everyone! I would like to hear your opinion on the following issue. As additional information: we live in a newly built house, and we moved in about 5 months ago.

The issue concerns the fastening of our roof tiles (specifically the verge tiles) and storm damage caused by Storm Sabine. Several tiles were damaged or lifted during the storm, especially on the verge side. This side of the roof corresponds to the main impact area or edge.

For the tile that fell to the ground, it can be seen that it was not fastened at its designated pre-drilled hole or indentation. The indentation is intact, so no screw or nail could have been there (see attached image). According to the manufacturer and as far as I have read in the technical guidelines of the DDH, every verge tile must be fastened.

For us, this means that we can no longer assume that our roof is properly laid and secured. This would require a thorough inspection and correction by the manufacturer. Additionally, in our opinion, the manufacturer is now responsible for covering the roofer’s repair costs, whom we hired directly the next morning (yesterday). Naturally, this should be resolved as quickly as possible to prevent further damage. Also, we believe our insurance will not cover this damage if there is suspicion of improperly fastened tiles.

What are your thoughts on this? Are our views reasonable and understandable? We have already reported the problem to the builder and are currently waiting for a response.

The tile manufacturer provides installation instructions. I understand these are not legally binding; however, the professional regulations of the DDH, as far as I understand, are binding.

The local roofer is a third party, exactly. They were commissioned as quickly as possible due to the obligation to mitigate damage and ensure safety. The original roofer is part of the home builder’s crew (from southern Germany) and is therefore not independent. As mentioned, the latter has already been informed by us, and we are currently awaiting feedback.

Basically, storm damage is not covered by warranty.
However, they inform us that not all of your roof tiles are fastened. There are regional regulations specifying, for example, how storm clips must be installed.
In your case, Zone 1 applies, and every third tile must be secured with a storm clip.
Storm clips do not require screwing. Therefore, the installation is correct.
If you need a quote for your insurance, you are welcome to contact our modernization department.

So either the caseworker did not read carefully and failed to recognize that we are referring to the verge tiles, for which stricter regulations do apply, or the two roofers we consulted, as well as myself, are mistaken.

All I can do is ask once more: How do you assess this situation?

Ridge tiles are usually all screwed in place, not just nailed or clipped...

Reply that it concerns the verge tiles and regional builders confirm that all of them need to be fixed. Therefore, you maintain your warranty claim.

Exactly, I have just done that. Nevertheless, I am still interested in your views on the matter.
