ᐅ Wait to install windows until the roofing contractor has finished?

Hello dear community,

my shell construction is complete. Next week the roof truss is scheduled to be installed, followed by the roofing. My builder says he wants to install the windows only after that. Does that make sense? I’m concerned because nothing else will happen for about 4 weeks except the roof work. In my opinion, the interior work could proceed in parallel. It is a four-unit building, approximately 16 x 16 m (52 x 52 ft) with two full floors.

As a reason, he says he doesn’t want the windows to get damaged in case something falls during the roofing work.

What do you think about that?

The question is whether he really has to wait for the roofer before anything else can be done.

Being watertight is important because otherwise moisture can reach places where it shouldn’t, but many workers expect this anyway, simply because they do not want to work in the rain.

However, the roof does not need to be covered.
It is already watertight thanks to the membrane.

This is the standard statement from a general contractor / construction manager and probably also from developers, although I’m not yet convinced this is one of those cases.
Are you buying the completed house along with the land, or is it your land with your plans and a construction company builds it for you? (In that case, general contractor is the correct term. If you also hired the same contractor for the planning, then it’s a construction manager, and only if you also buy the land from them is it a developer.)

It was similar for me, except we installed the windows ourselves. Since they had already been delivered, the contractor wanted to get rid of them quickly.
My construction manager rejected any claims for damages if we installed the windows after the underlay membrane was in place. The roofer said nothing would break because they always cut the tiles away from the house – it would just get dusty.
In fact, nothing happened, and I had a hipped roof with four ridges (which required a lot of cutting).

By the way, the idea that windows cannot be custom-made to size is nonsense. If you design your house around off-the-shelf products from a hardware store, maybe (but then you’d have to watch the masons closely). Otherwise, the profiles are always custom-made to size, no problem — the machines can handle everything.
Normally, even during the shell construction phase, measurements are taken again. We didn’t do that due to the delivery time (eight weeks). We could have done it afterward, which would have been good for one window. Instead, we had to chisel bricks at one opening.

So if you’re dealing with a developer, you have no chance; they will do things their way.
If it’s a general contractor or construction manager, have them release you from responsibility for window damage caused by roof tiles. Then they might allow the windows (if already finished) to be installed after the underlay membrane, and the interior trades could start work sooner.

Thank you. According to your description, this is a general contractor. I own the land, and he takes care of everything else, including turnkey planning and construction.
