ᐅ What is a reasonable cost for a double garage?

Hello Forum,

Today I received a quote from my construction company (with whom I am very satisfied) for our requested (masonry) double garage:

approximately 25,000 EUR for the shell construction work (foundation, floor slab, concrete ceiling, masonry work, etc.)
approximately 12,000 EUR for roof waterproofing, interior plaster, screed, garage door, windows.

The garage would be about 6.40 meters x 6.40 meters (21 feet x 21 feet) in size and slightly on a slope, so the foundation work is expected to be more complex.

Are these prices normal? I was a bit surprised because we had originally budgeted only 20,000 EUR (based on recommendations found online) for our garage...

I’m really laughing right now.
My parents bought a brick-faced double garage (masonry) with a sectional door for just under €20,000 about 17 years ago.

I looked it up on the internet...
When? Back when 768 kbit DSL was still a thing?

Exactly. That’s why I can’t expect a masonry double garage on uneven ground to cost 20,000€ in 2018 when that price was already stated 17 years ago.

But who among us hasn’t miscalculated one way or another at some point :-p?

That’s how it is. You can’t do it for 20. A garage has a foundation, slab, walls, often a roof, ceiling, windows, possibly screed, electrical installations, gate(s), door.

In total, you’re easily looking at 30,000–40,000.

Here, apples are being compared with pears. One is talking about a prefabricated garage, while the other refers to a masonry garage, then with brick cladding and a pitched roof...
