What do you dislike? Why?: On the upper floor there is currently a knee wall of 1.80 m (5 ft 11 in), but the windows cannot be opened (I find fall protection unattractive) and I would also like shutters there. However, then the window would only be 60 cm (24 in) high… I can’t really imagine how that would look.
Price estimate according to architect/planner: 380,000€
Personal budget limit for the house: 252,000€ financed, rest as own contribution.
Preferred heating system: geothermal heat pump

If you have to give up something, which details/extensions
- can you do without:
- cannot do without: separate utility room with washing machine including access to the yard.

Why was the design created as it is now? I specified the rooms based on my ideas and the architect implemented them.

What is the most important/basic question about the floor plan in 130 characters? Window planning, I can’t imagine how it will look.

Hard to believe... everything without measurements, but you have it all under control.

Yvonne’s suggestion is definitely more practical and accessible, although I had already mentioned the rather unfortunate staircase position (exit at the top). I would reconsider this entire central section and probably plan it differently together with the staircase.

Did you design the house around this center point?
Actually, these rooms do matter, but more in a secondary way. The goal is to fit a lot into a small space. In your pantry, not even two people can enter at the same time without getting in each other’s way.
The same applies to the hallway, which has to wind around "your center."

I think that because of the budget, you will have to build somewhat smaller and more efficiently anyway, but you probably won’t be receptive to that until it is brought up.
By the way, persistence is misplaced when you ask for suggestions for improvement. 😉

You write that the planning was done by an architect... my honest opinion, even if you probably won’t like it:

This "architect" either completed their studies in evening school or simply rigidly implemented everything requested without questioning it and is now just looking forward to getting paid. A proper architect should also have an advisory role and point out or prevent architectural no-gos. Obviously, that did not happen here.

So far, most of the feedback is that some people don’t like it. But that’s a matter of personal taste.

There was one point with an argument that I will implement.

I don’t want to have to search on all four sides next to my shoe cabinet. I want to slide open the double door and have everything in view. This kind of cabinet (SK) has existed for 70 years and is very practical.

At the top, we reach 1.15m (3 ft 9 in). This type of staircase already exists, but here I only manage to get 60cm (2 ft) clear.

I’m paying the architect so I get my house, not a standard design (like thousands of others). And house number 4 will be the last one and reflect my personal “signature.”

I discussed the window issue with the window manufacturer yesterday and it has been resolved.

Unfortunately, I can only repeat myself: my opinion is not about personal taste. This plan simply contains architectural "errors." Show this plan to another architect, and they will immediately understand what I mean.
