ᐅ Hesse – Seeking Experiences with Prefabricated Home Builders

Hello everyone,
hoping for interesting tips, advice, and experiences, we have joined this forum.
We are a young family of four and have recently secured a small plot of land near Frankfurt in a new development area through our local municipality for a detached single-family home. This should be ready for construction starting around mid-2020.
Initially, we are looking for recommended providers within a suitable price range, which, to be honest, we see rather on the lower end.

Budget:
We have capped our financing and currently come to approximately the following:
- Turnkey house including all additional construction costs around €300,000 (about $330,000)
- House construction therefore about €250,000–270,000 (about $275,000–295,000) excluding approximately €30,000 (about $33,000) in additional construction costs

General requirements/ideas:
- Basement: No
- Solid construction: initially no due to budget, but I’m open to being convinced otherwise
- Living area: around 150m² (1,615 sq ft)
- Number of floors: ground floor and upper floor
- Must at least meet KFW 55 energy efficiency standard
- Heating: heat pump with underfloor heating

Possible DIY work:
- Flooring installation
- Interior painting
- Plastering

Preferences:
- We like Scandinavian, country house, and Nordic architectural styles; however, I see the execution of these as difficult and perhaps not sensible regarding our budget. Still, I am confident that we can incorporate corresponding accents with any provider.

Providers:
We have initially researched two providers through acquaintances’ experiences (Massahaus and Danhaus) and had first discussions and price inquiries.
We felt quite comfortable with the consultation at Massahaus; notably, the cost estimate was clearly conservative. The advisor did a good job—or maybe just succeeded in “sweet-talking” us well.
Danhaus seems to be outside our budget range after the recent price increases, even though their style fits our preferences well and qualitative differences are noticeable.
What we like about Massahaus, on the other hand, is the cost-effective and clearly raised knee wall.

Construction supervision & contract review:
- This is also an interesting topic—there are various providers (associations, TÜV SÜD, consumer protection organizations). Do you have any recommendations, for example, for construction supervision services?

We would appreciate any experiences and recommendations regarding the preliminary planning stage.

Have you already contacted Fingerhaus?

I don’t think Weberhaus Rechtenbach (solid construction) builds in Frankfurt. It would depend on how close you are to central Hesse.

Hello, we are also building this year near Frankfurt (Wetterau).

At first, we were considering prefabricated houses. We visited a prefab house exhibition in Vilbel and were surprised by the high prices.
On the recommendation of a colleague of my husband’s, we then came across Schäfer Massivhaus from Limeshain. They build solid, ready-made houses.
We opted for a house with a garage, no basement – 140 sqm (1507 sq ft),
210,000€ (excluding additional costs: we estimated these based on the experiences of acquaintances who have built here, information from the internet, and of course directly from the relevant authorities. These come to about 15,000–20,000€).

Additionally, 5,000€ for the kitchen (without appliances since we already have those) and approximately 5,000–7,000€ for walls and floors (tiles in the bathroom and kitchen are included in the house price).

So, the total is about 250,000€.

Smaller regional providers are definitely cheaper. We had a quote for a similar project from a well-known prefab house supplier and that was a hefty 70,000€ more expensive.

@Garage or Carport
Probably neither, in Hesse, 12 m³ (about 424 cubic feet) garden sheds are allowed, and several can be placed on the property.

That was never under consideration and won’t be.

@Ground level
For our small garden, this is absolutely not a problem – thanks to the upcoming construction road, we were able to determine this more precisely in advance.
To what extent minor adjustments for the foundation slab will still be necessary must surely be clarified during the survey and soil report.
Since our plot is very small, the costs for topsoil and turf will remain manageable.

@Scanhaus Marlow Marlow
I never claimed that a solid wood house is cheaper; the standard Scanhaus construction method is simply somewhat lower in quality. It should certainly be possible to have the planning revised afterward.
Overall, Scanhaus Marlow Marlow reads really well in comparison, and yes, I tend to assume Scanhaus Marlow Marlow is somewhat less expensive.
From the current standpoint, solid wood houses have the best consulting – we are working out a more detailed cost calculation with the advisor, then will continue comparing and eventually decide.

We will check whether we can organize heating, electrical work, and foundation ourselves. From what I’ve read and based on known builders’ experiences, there is clear potential for savings here.

My question was probably misunderstood – oddly enough, we are the exact opposite, very skeptical.

Wetterau? We are almost neighbors.
We built a solid masonry house with Heinz von Heiden in 2016. You can visit a show home in Niederdorfelfen.

I had looked into the provider beforehand but honestly ruled them out at first.
The opinions varied a lot depending on the region.

Did everything go smoothly for you? Were you mostly satisfied?

Apart from scheduling issues with some contractors and the usual challenges that come with building a house, we have been satisfied so far.
Of course, there are things I would do differently today.
But overall, we felt well looked after.
The price was fair, and the costs were transparent.
