hoping for interesting tips, advice, and experiences, we have joined this forum.
We are a young family of four and have recently secured a small plot of land near Frankfurt in a new development area through our local municipality for a detached single-family home. This should be ready for construction starting around mid-2020.
Initially, we are looking for recommended providers within a suitable price range, which, to be honest, we see rather on the lower end.
Budget:
We have capped our financing and currently come to approximately the following:
- Turnkey house including all additional construction costs around €300,000 (about $330,000)
- House construction therefore about €250,000–270,000 (about $275,000–295,000) excluding approximately €30,000 (about $33,000) in additional construction costs
General requirements/ideas:
- Basement: No
- Solid construction: initially no due to budget, but I’m open to being convinced otherwise
- Living area: around 150m² (1,615 sq ft)
- Number of floors: ground floor and upper floor
- Must at least meet KFW 55 energy efficiency standard
- Heating: heat pump with underfloor heating
Possible DIY work:
- Flooring installation
- Interior painting
- Plastering
Preferences:
- We like Scandinavian, country house, and Nordic architectural styles; however, I see the execution of these as difficult and perhaps not sensible regarding our budget. Still, I am confident that we can incorporate corresponding accents with any provider.
Providers:
We have initially researched two providers through acquaintances’ experiences (Massahaus and Danhaus) and had first discussions and price inquiries.
We felt quite comfortable with the consultation at Massahaus; notably, the cost estimate was clearly conservative. The advisor did a good job—or maybe just succeeded in “sweet-talking” us well.
Danhaus seems to be outside our budget range after the recent price increases, even though their style fits our preferences well and qualitative differences are noticeable.
What we like about Massahaus, on the other hand, is the cost-effective and clearly raised knee wall.
Construction supervision & contract review:
- This is also an interesting topic—there are various providers (associations, TÜV SÜD, consumer protection organizations). Do you have any recommendations, for example, for construction supervision services?
We would appreciate any experiences and recommendations regarding the preliminary planning stage.

We have two more appointments scheduled for next week, so we’ll keep working our way through.
To better estimate the additional construction costs, we will likely arrange a soil survey now.
Although the plot is still being developed, the project manager for the new building area has already positively confirmed our request.
I expect that a simple survey should be sufficient here; a full survey probably does not make sense at this stage and/or may not even be possible yet.
It would, of course, be unfortunate if a second soil survey became necessary later on—for example, at the start of construction.
What are your experiences with TÜV Süd regarding on-site quality control during construction? Are there better or other reputable providers you would recommend?
The scope sounds “reasonable” to us for now; the building contract review would come in addition to that, of course.
I had looked at the portfolio before and didn’t come across prices like that—basements are also listed there.
Which house model did you buy?

Best regards There are no prices listed on Schäfer Massiv’s website. We received a brochure with all the houses and prices on request.
That was last summer. They also informed us at that time that prices might be adjusted. So we were lucky.
But it works without a basement. Basements are sometimes estimated at around 40,000–50,000 Euros (about 43,000–54,000 USD).
Construction is expected to start in August. How about you?

The total cost is €1,400 (including the report and "technical consultation"):
€440 for soil investigation
€320 for analysis
€400 for report and consultation
plus VAT.
We will probably remove the basement part, which should reduce the price somewhat.
Overall, this seems like a typical price (as surveying must also be done), or is it possible to exclude certain aspects (for example, the technical consultation in the report)?

What I would like to address now is the soil survey.
I have repeatedly heard the opinion that it is not necessary if there is no basement. It is said this would be discovered at the latest during foundation construction and/or the foundation is not susceptible depending on the construction method.
In short, my gut feeling tells me it is absolutely necessary.
Is that correct?
It also seems to me that the soil survey checks for contaminants – Laga list (1.2.3 and 1.2.2) – or is that scope too limited?
