Hello everyone,
we are planning to build a single-family house in Hesse. At the moment, there is no budget for the garage. I plan to build the garage later, approximately 5.5m x 7.5m x 2.65m (18ft x 24.6ft x 8.7ft). It will be a large garage for one car, bikes, and so on, and will be built directly on the boundary with the neighbor. The garage should not be connected to the house.

The building permit or notification for the garage is also planned to be submitted only after a few years. So the building permit for the house will exclude the garage.

The problem is that the street slopes along the front of the house, so the street’s surface level is below the backwater level. The architect recommended building the house about 30cm (12 inches) above the street level, which would put us above the backwater level. We would have to raise the ground, which I have accepted.

However, if the garage is built at the same height as the house, the maximum wall height including roof at the neighbor’s boundary would be only about 2.45m (8 ft). I think this is too low for a garage.
If the neighbor does not agree to allow me to build about 20cm to 30cm (8 to 12 inches) higher, I would have to set the garage about 30cm (12 inches) lower than the house.

Is this possible to do later without problems?

The house will be built on a slab foundation. The area where the garage will be later located is already planned to be compacted so that it can be used for a construction trailer now and later as a parking space.
Can the garage foundation be built later as close as possible to the house but 30cm (12 inches) lower? As I understand it, about 30cm (12 inches) would have to be excavated at the base of the house. This would be the option with the garage on a slab foundation. The house slab would then need to be exposed on the side. This is what worries me.

The option with the garage on strip footings directly adjoining the house, where even deeper excavation would be required, seems even more problematic to me.

Has anyone done something like this and can share their experience?
I’m starting to regret planning these later work steps, but I have to go through with it now.
If nothing works out, I will just put up a carport.

There is also the option to design the boundary garage with a pitched or gable roof, if local building regulations permit.

In times of increasing heavy rainfall, I would never plan a slope towards the garage.

Having the work done afterwards will end up costing twice as much for the machinery. It is better to do the excavation all at once. If necessary, arrange additional financing—the money will be needed later anyway.

I would have the strip foundation for the garage—and possibly the garage wall connecting to the house—built right away, skip the concrete slab, and instead pave the interior later with brick pavers on gravel and base layers. Many in our area have done this, and it has the big advantage that water from a wet car drains away easily, whereas with a concrete slab and tiles you always have to carefully dry the surface.

Can the strip foundation be built directly next to the house foundation with just a few centimeters (inches) of space?
The strip foundation would then run along the side of the house, right?

Hello, our plot looks similar. How did it turn out in the end? How much soil did you add? Did everything go smoothly? We need to add fill as well, do you have any good advice for us? Best regards
