Hello!

I am about to become a homeowner myself and would like to share my design here for feedback. First, a few details to help better understand the situation:

- The somewhat awkward plot location and orientation "forces" me to include a loggia in addition to the terrace. See plot_location.jpg

- I am still not completely satisfied with the room layout, especially the staircase and the loggia projection are causing some headaches.

- The doors shown in the 3D images do not have the correct opening directions; it’s better to just look at the floor plan…

I appreciate any comments and further ideas.

Yes, that will take place next. However, I didn’t want to start completely unprepared and wanted to have already worked through one or two ideas...
I will go ahead and post the planner’s draft then.

Hello again!

So, an appointment with the designer has taken place. You have already identified and communicated the main issues, so I was prepared for them.

Small but significant changes have now produced a new draft that I would like to share with you...
The staircase is now 3.50 m long (11.5 feet) and also extends around the corner, and the loggia has been replaced by a balcony. This should allow us to move into detailed planning or a finalized floor plan.

Yes, a valid point.
I reduced the hallway by 25cm (10 inches). So now the living room is 4m (13 feet) wide....

I would move the door in the upstairs bedroom to the left and eliminate that corner for the study. This way, a 3.5m (11.5 feet) wardrobe fits in the bedroom. As it is now, the wardrobe space is lost. On the ground floor, I find the space for the coat closet too small.

Hello Sabine,

Do you mean something like this? I’m just a bit concerned that the space between the bed and the wardrobe might be a little tight.
The issue with the wardrobe is somewhat eased, since jackets and so on can also be stored under the stairs and in the utility room.
