ᐅ Floor Plan Design for an Urban Villa – What Are Your Thoughts?

Hello everyone,

we are building a single-family house, city villa style, with about 180 sqm (1,940 sq ft). The floor plan is almost finalized, but I would like to hear some opinions on what could possibly be changed or improved.
We also have the question whether to include a children’s bathroom or not.

I would greatly appreciate any feedback.

The kitchen would be a bit inconvenient to reach for me. The children's room is somewhat narrow. Overall, I don't find the entrance layout optimal.

Well, I don’t think it’s bad at all to begin with. I like the solution with the dining room and lots of windows. The kitchen isn’t really my taste in this layout, but that’s subjective. I think you could gain a few square meters there. Just under 10 square meters for the technical room, but there’s no utility room for a washing machine, etc. How do you plan to handle that? How wide is the hallway upstairs on the first floor? The children's bathroom might actually be a bit tight. In my rented apartment, it was 1.76 m (5 ft 9 in), which was really the minimum. But maybe that’s acceptable to favor the size of the bedroom. I’m also not a fan of a private balcony, but I guess you want a covered terrace.

The utility room and technical room are combined, with the washing machine and dryer already planned there.
The width of the children's bathroom is exactly 1.75 m (5 ft 9 in), and the hallway on the upper floor is 1.40 m (4 ft 7 in) wide.
The width of the children's bathroom is really not ideal, but we couldn’t find any other solution since we didn’t want to take any more space away from the children's bedroom.
We plan to cover the terrace between the garage and the dining room extension with a gas roof, and since neither of the children could have had direct access to the balcony anyway, to avoid anyone feeling disadvantaged, there will only be a private balcony for the parents.

So far, I like it quite a bit except for a few minor details, such as the entrance design. The slanted wall in that area would always bother me. Also, the utility room is definitely too small if you want to include a washing machine and dryer. Are there any additional storage rooms for everyday items like toilet paper, paper towels, beverage crates, etc.?

In the bedroom, you bump into the bed when entering through the door, and you always have to walk all the way around the bed—either to go to sleep or to get to the walk-in closet.

The kids’ bathroom is really narrow. The shower in that spot just doesn’t work. If you have an 80cm (31.5 inches) shower, you only have about 75cm (29.5 inches) left in front of it for drying off and changing.

For the walk-in closet, I would add a door to the hallway. Try bringing a laundry basket into the closet as it is now.

An island in a closed kitchen seems somewhat unnecessary to me. It tends to get in the way. But of course, that’s a matter of personal taste.

There is still some space left over a few of the marked appliances for shelves, and on the utility room side facing the living room, there is some free space as well, where a cabinet or shelves will be added to make optimal use of the area. I think the utility area is basically fully utilized around it. That’s why we debated for a long time whether to leave out the entrance from the garage into the utility room to have more parking space. But since it’s very practical, we have now decided to include it after all. I would rather not give up more living room space to enlarge the utility area.
