Basement, double garage, multiple roof surfaces (with connections), a bay window topped with a dormer, beams in the living room, quite a few staircases... that already costs a lot more money, which a standard house usually does not have.
At least, that’s my layperson’s opinion.

Approximately 170 sqm (1,830 sq ft) of living space on the ground floor and upper floor, plus a partially finished basement used as living area, a dormer gable, chimney flue, several staircases, a basement garage with a roof matching the single-family house — I would say that price is quite reasonable for Bavaria … if it refers purely to the cost of constructing the single-family house. You should expect additional costs for foundation-related expenses.
