Hello,
please take a look at our planned floor plan.
What do you think about it? We have already received a first non-binding offer of 400,000 euros.
I find that very expensive!
However, nobody can tell us where this high price comes from.

My goodness – you must have very good eyesight.
The file preview only shows an image about 5 x 4 cm (2 x 1.5 inches). When I tried to crop and enlarge it, everything naturally became blurry.
In short – I can’t really make out anything.

But I think it might be due to (warning – pure speculation):

1. The slope of the site (a lot of excavation work)
2. The basement (even more excavation work?) (as well as costly disposal fees for the soil)
3. Possibly the soil condition and moisture (has a soil survey been carried out?)
4. The size of the house (although, unfortunately, I can’t see much here either)

I suggest you ask the person who prepared your quote for clarification. That’s probably the most sensible approach.
