ᐅ New Construction Floor Plan – Request for Feedback

Hello,

we are currently in the preliminary planning stage of our new house. Since this is only our second own home, not the fifth, I would like to hear your thoughts on the floor plan. I have attached the preliminary design, which is intended to serve as the basis for the architect.

In advance, there are probably still some errors with the windows, but the structural design is fine as it is a prefabricated house. Our top priority was and still is a good sense of space; the staircase is designed as a cantilevered "living element."

Your comments will certainly help me to correct one or two weaknesses.

We deliberately left out an entrance hall; the wardrobe is integrated into the wall of the utility room, and shoes etc. can be stored in the utility room. In front of the entrance, there will be (not shown) a 3 m (10 feet) wide canopy, as the double garage will follow in front of it.

We planned for 180 square meters (1,937 square feet), we would like more, but the budget limits us.

Further notes on the second floor: The bathroom has no door to the bedroom but does have a small separate toilet. Between the bedroom and the shower, there will be a fixed, ceiling-high glass partition.

Roof shape is flat roof, external plaster two-tone.

So it’s quite modern overall.

Hello, we have taken the kitchen as an opportunity and are now having it fully planned at the kitchen showroom. Maybe there is something bigger or better. Now we even have less, and it works quite well. Thanks

Hello,

Although I usually build with traditional masonry, the methods are not that different after all.

The structural analysis will be done only after submitting the permit-free documents.

... planning permission / building permit created without conditions; also in the residential area. Why do two architects tell you in advance that your structural engineering is fine? Especially when the ground conditions are probably not yet known?

Or do you already have a planning permission / building permit?

The preliminary building permit was granted some time ago, and of course, we had all other documents thoroughly reviewed. Otherwise, I would never have bought it. Originally, only a gable roof with a roof pitch between 30 and 45 degrees was allowed. In the final instance, the district authority gave us the "go-ahead" for this.

Hello,

a building permit, even a provisional one, has nothing – absolutely nothing – to do with the structural engineering. Either you are unexpectedly lucky that it works out well … or it's a serious risk …

This was meant to be constructive help and nothing personal.

@Bauexperte: I started my own company 15 years ago and today I have many, many employees. Do you really think I act at random? Do you think I’m stupid? It’s really pointless to doubt my statements. I have it in writing, and that’s that. We’re not children anymore!!! And this just because you don’t like the way I live? For me, rooms aren’t important if I spend at most 5 minutes per day in them. I don’t know how much time you spend in the bathroom since it seems so important to you how big it has to be. And if you don’t like a window in the shower, then that’s just how it is. I have loved and enjoyed seeing my wife for more than 10 years, and if not, then I simply won’t be in the bedroom when she showers. The kids have their own bathroom anyway. And if in 15 years that changes, then it’s not that important—we can just close it off or build a new one. After all, this isn’t going to be the last house.

If this came across as a bit personal, I apologize, but this constant know-it-all attitude I experience daily among my trainees and very young employees. Please just keep it professional. By the way, your attitude only confirmed that our priorities are right for us, except for the kitchen and the windows. We’ll tackle these topics tonight. But again, the kitchen isn’t especially important to us, since it’s mostly only used for preparing breakfast. We cook just 1–2 times a week; otherwise, there are great chefs who deliver. Oh, and no, we are not neglectful parents, just to clarify upfront.
