Hello, we want to build a house on a site where we previously demolished an old one. This is considered building within an existing property. An architect created a design. Ground floor area: 10 x 14.5 m (33 x 48 feet), with a separate apartment for one person upstairs. A structural engineer was hired to prepare the structural calculations—219 pages in total. The cost just for the structural calculations was €4,285 including VAT. Is this normal?

Our structural engineering design for a 10 x 12 meter (33 x 39 feet) footprint cost just under 5,000 euros. However, it was a somewhat more complex case, as it was a hillside house with a mansard roof. In this respect, I would still consider your price to be normal.

Okay. Then that is probably normal. We also need to do a pile foundation... The structural calculations must be submitted with the building permit / planning permission application, right?

The authorities wanted the complete structural engineering documents; these were specially requested afterwards.

As far as I know, whether structural engineering approval is required depends on the federal state. In Brandenburg, we had to have it done.
