I find the trapped guest bedroom on the ground floor absolutely unacceptable. The poor guest has to walk through the entire living room at night just to use the bathroom.
Therefore, it’s essential to change the entrance layout, guest bathroom, and toilet so that the guest has direct access to the bathroom. Having a separate toilet and guest bathroom also seems excessive and impractical (plus it takes up space).

I will never understand why people design a huge bedroom facing south and then force the children into dark corners. Well, these corners are quite spacious here, but their location is still too dark, while the sun constantly bakes your bedroom, where you’d usually prefer it a bit cooler.

Instead of the huge bedroom, I would prefer to allocate more square meters to the bathroom and possibly consider a children’s bathroom.

I don’t know the prices in Austria, but 450,000 for this size with a somewhat upscale finish (sauna!) seems very ambitious.

Thanks first of all for the feedback.

Our idea for the ancillary room was that it would be a flexible space adapting to different situations. For home office, a creative corner, playroom, and eventually a bedroom, with occasional use as a guest room. Direct access to the hallway would have advantages, but we didn’t want to increase the hallway area...

Regarding the rooms on the west side, I should mention that three plots to the east border a busy road. That’s why we placed all the bedrooms on the west side of the house.
We will consider enlarging the bathroom at the expense of our bedroom.

A toilet on the ground floor is a tricky issue; having a separate WC is simply important to me. We haven’t found an alternative solution including an exterior window yet.

Thanks for your sketch, we had considered that position before 🙂 and then rejected it again. If the upper floor and ground floor are separated later on, the toilet and bathroom would be located in the hallway area.
