Hello,

we are planning a city villa with approximately 150 sqm (1,615 sq ft) of living space, without a basement.

I created the sketch in PowerPoint and roughly estimated the room sizes. What do you think about the layout? What do you like, and what might bother you? What should we definitely keep in mind?

A site plan should always be included along with a layout sketch!

Basically, I think the layout is quite good. On the ground floor, you have a very large entrance hall, which naturally creates a spacious and welcoming feeling as soon as you enter, especially with the right design.

Your living room with “only” 17 sqm (183 sq ft) might feel a bit tight, don’t you think? In the kitchen, because of the pantry solution, you are naturally limited to a galley or two-wall layout, so you need to like that. It should be practical for working. A U-shape is no longer possible...

But a plan with exact measurements would be even better to see how everything fits together. And of course, a site plan showing the cardinal directions would also help.

I don’t like the kitchen layout at all.
I would move the toilet to the side of the utility room — if only technical equipment is going to be in there, the room can be made a bit smaller.
I would add the current toilet space to the pantry. That way, you would have much better options for a well-functioning kitchen.
A storage room under the staircase landing provides additional storage space.
I think the solution with the laundry on the upper floor is quite clever if everything goes into the dryer or is hung up in the room — otherwise, the walk outside would be too far for me.
I would place the walk-in closet in the bedroom on the other side of the room, right by the door, so you don’t have to walk through the bedroom all the time.

Other than that, I think the overall concept isn’t bad. Just keep in mind that the exterior dimensions might have to increase quite a bit if you want to keep the room sizes approximately the same. After all, a line for a wall doesn’t really work ;-)

Is there already a plot of land? Without one, it is difficult to assess whether the floor plan might be suitable.

Since there are two children’s rooms, I would consider adding a shower to the ground floor WC.

The kitchen layout is not very practical. Do you want a separate kitchen?

Do you need a home office for paperwork, computer work, and similar activities?

As already mentioned, without knowing the plot, the cardinal directions, or specific dimensions, it is not very useful to comment on this. Additionally, there is the question of what type of development is permitted (floor area ratio / site coverage).
