Hello,
I own a property, a three-family house, and I now want to build a house for myself on the quite large plot of land. The width of the plot is only 9.5 meters (31 feet), but the length is over 70 meters (230 feet). The regulation states that there must be at least 3 meters (10 feet) between the new building and the property boundary, but when I look at the existing houses, none of them comply with the 3-meter (10 feet) rule at all. Could there be special regulations?

An architect mentioned that in Hamburg, a 2.5 m (8 ft) setback from the property boundary is also possible.
That would be a good starting point.
With 4.5 m (15 ft), I can imagine quite a few options, but with only 3.5 m (11.5 ft), not so much.
Especially since 4.5 m (15 ft) would allow for many windows to be planned.
I have already created a floor plan as an amateur, but it is definitely possible to optimize it.
A conservatory would also be added to the living room.
For my ideas, I am only missing 0.50 m (20 inches) in width.

Do I understand correctly that this concerns parcel 684? Where exactly is the width of 9.5 m (31 feet)? To me, it looks on the site plan as if the property gets wider towards the south...

In Hamburg, the setback from the property boundary is only 2.50 meters (8 feet 2 inches), but the roof overhang must not extend more than 50 centimeters (20 inches) beyond that. So, 4.5 meters (15 feet) remain. However, I would try to obtain permission for building right up to the boundary on one side. Isn’t there also a building line that must be observed?

My current measurement shows 10.80m (35.4 feet) at the back.
That’s definitely good news.
The interior should be as follows:
On the ground floor:
Living room with open kitchen (at least 50 sqm (540 sq ft))
Large bedroom
Guest toilet
Upper floor:
Bedroom
Large bathroom
Storage room, does not need to be large
Large roof terrace towards the back of the plot
Basement:
2 large rooms
Possibly a small kitchen and a toilet with shower
The house may also become wider towards the back, just like the plot.

There is a completely different obstacle – the zoning plan does not allow any rear development; the building line only includes the existing front development. Therefore, an application for an amendment to the zoning plan is necessary (with no legal entitlement!) just to have it considered. If it is approved, it would only be possible with the consent of the neighbors.
If no supplementary zoning plan exists... it is a long process for a house width of 4.5m (15 feet)...

However, there are definitely some houses set back behind others on this street.
I hope it is somehow possible.
Because such a plot here in Hamburg would cost me an additional 150,000-200,000 euros.
Then my dream would be broken.
